About the role We are currently seeking a
Disclosure Specialist
who will play a critical role in supporting mortgage‑related business strategies by managing all disclosure activities across the organization’s retail and TPO channels. Responsibilities include data validation, preparation, delivery, and documentation of initial disclosures, Loan Estimates (LE), and change‑of‑circumstance redisclosures for first and second mortgage products.
This position ensures full compliance with TRID, RESPA, TILA, ECOA, and applicable state regulations. Serving as the central point of control for disclosure‑related functions, the specialist provides guidance and support to loan officers, processors, and external TPO partners. Success in this role requires exceptional accuracy, strong regulatory knowledge, and effective communication skills to deliver a compliant and positive experience for members and partners.
Responsibilities Disclosure Preparation & Delivery
Validate accuracy of closing cost fees, confirm completion of hard credit pull, and verify rate lock status.
Ensure data integrity within the loan origination system.
Prepare and deliver disclosure documents for Retail First Mortgages, Retail Second Mortgages, and TPO Second Mortgages.
Issue Loan Estimates, revised disclosures for changes in circumstance, and all required federal and state compliance documents.
Monitor loan pipelines and collaborate with internal staff to ensure timely and accurate disclosure delivery.
Track disclosure delivery and receipt, maintaining compliant documentation and audit trails.
Retail & TPO Channel Support
Serve as the primary disclosure resource for retail loan officers and processors.
Act as the main point of contact for TPO partners regarding disclosure timing, application completeness, fee accuracy, and compliance requirements.
Communicate proactively with internal staff and external partners to resolve missing information, address changes in circumstance, and ensure adherence to disclosure requirements.
Support TPO onboarding by providing guidance on disclosure workflows and loan origination system (LOS) processes.
Compliance & Quality Control
Verify inclusion and accuracy of all applicable fees in closing costs, such as transfer taxes and recordation fees when required.
Maintain up‑to‑date knowledge of regulatory changes impacting mortgage disclosures.
Keep complete, accurate, and audit‑ready logs of all disclosure‑related activities to ensure compliance.
Workflow & System Management
Collaborate with the Mortgage Technology & System Administrator to maintain fee templates, service provider lists, disclosure settings, and channel‑specific workflows.
Participate in system testing, updates, and enhancements related to disclosure processes.
Identify opportunities for process improvement and recommend workflow efficiencies to management.
Communication & Training
Provide guidance to internal team members on disclosure requirements, timing rules, and change‑of‑circumstance standards.
Assist in training new retail employees and TPO partners in disclosure processes and compliance best practices.
Communicate professionally and clearly with internal staff and external stakeholders to ensure understanding and alignment.
Qualifications Required
Minimum 2–3 years of mortgage experience in disclosures, processing, compliance, or a related area.
Prior experience as a Disclosure Desk Specialist or TRID Specialist.
Proficiency with a Loan Origination System (Encompass preferred).
Familiarity with Keystone and Application Xtender (highly desirable).
Experience with both first and second mortgage products within a credit union environment.
Background in retail mortgage lending; familiarity with TPO/wholesale lending processes.
Strong attention to detail with excellent analytical and organizational skills.
Ability to manage multiple deadlines while maintaining accuracy under pressure.
Strong written and verbal communication skills.
