Property Operations Manager Commercial Residential
K.B.A. INCORPORATED, Arlington, VA, United States
We are looking for a self-starting Property Operations Manager who excels in high-autonomy environments. This role is designed for a systems-builder: someone who can walk into a disorganized environment, identify gaps, and implement new software and systems where none currently exist. You will oversee a diverse portfolio including both commercial and residential clients, requiring a versatile approach to property management and bookkeeping.
Key Responsibilities
Systems Implementation: Proactively identify operational bottlenecks and research, select, and implement new software (CRM, PM software, or Task Management) to automate manual workflows.
Independent Project Management: Ability to work independently with minimal supervision, taking full ownership of the office’s operational health.
Dual-Portfolio Management: Provide tailored customer service and management for a mix of commercial and residential clients, understanding the unique compliance needs of each.
Financial Integrity & Bookkeeping: Manage full-cycle bookkeeping, including rent rolls, vendor payments, and financial reconciliations.
Rigorous File Auditing: Lead the audit of files to ensure all leases, CAM reconciliations (for commercial), and tenant records are accurate and legally compliant.
Office Architecture: Transform office organization by creating "Standard Operating Procedures" (SOPs) to ensure long-term scalability.
Plan office events and schedule arrangements for travel if necessary.
Required Skills & Qualifications
The "Architect" Mindset: Proven track record of building processes from the ground up and a tech-savvy approach to implementing new systems.
Experience: Minimum 2 years in Real Estate, Property Management or similar type work.
Autonomy: Demonstrated ability to work independently and make high-level decisions in a fast-paced environment.
Bookkeeping Mastery: Deep understanding of accounting principles and property management financial software.
Communication: Elite customer service skills, with the ability to pivot tone between residential tenants and commercial stakeholders.
Customer service experience in our industry is preferred.
Compensation $50,000, commensurate with experience.
