We are a high-performance real estate investment company seeking a full-time Underwriter to support active acquisitions through disciplined financial analysis, rigorous underwriting, and transaction execution. This role does not involve deal sourcing. The Underwriter is responsible for evaluating opportunities already under review and managing the analytical and coordination aspects of transactions from initial evaluation through closing and post-closing handoff.

The ideal candidate is highly analytical, detail-oriented, and execution-focused, with the ability to identify risk, reconcile diligence findings, coordinate across teams, and ensure accurate, well-documented deal closings.

Core Responsibilities Financial Underwriting & Analysis

Perform detailed property-level underwriting using comparative market analysis (CMA) and advanced financial models.

Forecast rental income, operating expenses, Net Operating Income (NOI), cash flow, and investment returns.

Conduct sensitivity analyses and downside scenarios to evaluate risk, assumptions, and return dynamics.

Identify key financial and operational risk drivers embedded within underwriting assumptions.

Manage and coordinate underwriting-related components of the due diligence process, including:

Review of seller financials, rent rolls, and historical operating statements

Coordination with internal asset management, property management, construction, and operations teams to complete operational, physical, and capital assessments

Oversight and review of physical inspections and third-party reports

Collection, organization, and version control of transaction documentation

Identify underwriting risks, data gaps, and inconsistencies and elevate findings prior to closing.

Reconcile diligence findings against underwriting assumptions and update financial models as required.

Transaction & Stakeholder Coordination

Serve as a primary underwriting point of contact with brokers, attorneys, lenders, and internal teams.

Coordinate information flow and resolve underwriting-related questions throughout the transaction lifecycle.

Support negotiations by providing financial analysis, clarifications, and updated underwriting reflecting diligence findings and evolving deal terms.

Prepare underwriting summaries, investment memos, and decision-support materials for senior leadership.

Post-Closing Handoff

Lead the underwriting and diligence handoff to internal asset management and property management teams for post-closing.

Ensure final underwriting assumptions, diligence findings, and identified risks are clearly documented and communicated.

Support a smooth transition from acquisition to ongoing asset management by aligning closing economics with operational execution.

Data & Systems Management

Maintain disciplined underwriting models, assumptions, and deal files with clear version control.

Coordinate underwriting and diligence of information across internal systems to ensure accuracy and consistency.

Track transaction status, revisions, approvals, and required post-closing deliverables.

Key Requirements & Skills Education

Bachelor’s degree in Finance, Economics, Mathematics, Real Estate, or related field (required).

Technical Skills

Advanced proficiency in Microsoft Excel, including financial modeling, scenario analysis, and data tracking.

Experience working with real estate underwriting models and transaction documentation.

Professional & Analytical Skills

Strong ability to interpret complex financial and operational data.

Exceptional attention to detail and organizational discipline.

Clear, professional communicator comfortable engaging with internal leadership, brokers, attorneys, and lenders.

Ability to manage multiple active transactions in a fast-paced environment.
