Position Overview:
We are seeking a highly organized, detail-driven Assistant Property Manager to support leasing, tenant relations, administrative operations, and occupancy performance across BARON’s property portfolio. This role will be directly responsible for marketing available units, driving leasing activity, maximizing occupancy, and ensuring smooth and efficient move-in and move-out processes. The Assistant Property Manager will work closely with the Property Manager to execute policies, maintain compliance, and ensure operational excellence. This position requires someone who is structured, proactive, process-oriented, and comfortable being held accountable to measurable performance standards. Key Responsibilities:
Leasing, Marketing & Occupancy Management Actively market available residential and commercial units to ensure maximum occupancy. Create, update, and manage online listings across all leasing platforms. Coordinate professional photography, signage, and marketing materials. Respond promptly to leasing inquiries and schedule property tours. Conduct showings for prospective tenants. Follow up consistently with prospects to convert leads into signed leases. Monitor vacancy reports and implement strategies to reduce days-on-market. Track leasing performance metrics and report occupancy trends to leadership. Stay informed on local rental market trends and competitor positioning. Application Processing & Lease Execution Process rental applications in accordance with BARON’s Residential Application Criteria and Requirements. Collect and verify required documentation including income, identification, and screening reports. Prepare lease agreements, addendums, renewals, and related documentation. Ensure all lease files are complete, organized, and compliant. Coordinate execution of lease documents within required timelines. Move-In & Move-Out Coordination Manage efficient move-in processes including lease signing, deposit collection, key coordination, and tenant orientation. Ensure tenants understand lease terms, policies, and expectations, including Pet Policy requirements. Coordinate pre-move-in inspections and confirm units are rent-ready. Oversee move-out inspections and documentation. Assist in applying charges in accordance with BARON’s Reconciliation Charge Schedule. Ensure timely turnover coordination with maintenance teams to minimize vacancy downtime. Serve as a primary point of contact for tenant inquiries and non-emergency service requests. Support lease renewals and retention initiatives. Communicate professionally and consistently with tenants regarding policies, maintenance scheduling, and notices. Escalate complex tenant concerns to the Property Manager when appropriate. Operational & Administrative Support Maintain accurate records within AppFolio and other property management systems. Track lease expirations, insurance compliance, renewal timelines, and notices. Coordinate work orders with maintenance staff and ensure proper follow-up. Assist in preparing operational and owner reports. Support rent collection tracking and delinquency communication. Qualifications:
Bachelor’s degree in Business, Real Estate, Finance, or related field preferred. 1–3 years of experience in leasing, property management, or administrative operations preferred. Strong sales and customer service orientation. Highly organized with exceptional attention to detail. Strong written and verbal communication skills. Proficiency in digital systems and property management software (AppFolio preferred). Ability to manage multiple priorities while maintaining structure and accuracy. Nebraska Real Estate License preferred or willingness to obtain. Join BARON:
