About the role We are looking for a detail and task-oriented Assistant Manager who will support the Property Manager in the successful operation of the property. With your attention to detail, you will manage property ledgers, keeping accurate and up-to-date records. Through your exemplary service, you will help create positive first impressions with potential residents and build lasting relationships with current residents by anticipating their needs and exceeding their expectations, thereby creating exceptional experiences.
Pay is based on experience — starting pay is
$20.50/hr
How you will be successful
Support the Property Manager by overseeing all aspects of the property’s operations and serve as the property leader in the absence of the Property Manager.
Ensure all security deposits and monthly rents are collected in a timely manner.
Maintain resident ledgers, including posting security deposits, rent payments, and issuing charges, concessions, and final account statements.
Initiate all necessary lease violations, late rent notices, and evictions as needed, and actively pursue collection of all outstanding rent balances.
Assist in the leasing process. This includes greeting guests, identifying their housing needs, touring the property, showing apartments, explaining lease criteria, determining eligibility based on established standards, following up with prospects, closing the sale, completing lease documents, and inspecting units to ensure a great move-in experience.
Assist the Property Manager with daily and weekly reports, resident communications, move-out inventories, and other administrative tasks.
Assist with planning, preparation, and execution of resident functions.
Support the maintenance team by inspecting grounds for curb appeal, property safety, and appearance; help maintain property cleanliness by picking up litter and communicating service needs.
Maintain positive communication with residents and provide excellent service through courteous and timely responses to resident needs and concerns.
Maintain accurate and in-depth knowledge of the property, other Mills properties, and the local market and competitors.
Perform the duties of Leasing Manager and Leasing Consultant as needed (see applicable job descriptions).
Abide by Mills policies and procedures and all laws pertaining to Fair Housing, the Americans with Disabilities Act, etc.

What you need
High school diploma or GED; college degree preferred
Two years’ experience in multi-family property management
CAM, RAM, CLP, or NALP certification preferred but not required
Demonstrated leadership and coaching skills, with the ability to mentor and develop others
Compelling communicator with strong negotiating, interpersonal, written, and verbal communication skills
Strong attention to detail
Proven ability to maintain composure when faced with obstacles and to solve problems with keen insight
Valid driver’s license preferred
Adept at building relationships and working in a team environment, with a proven track record of sharing ideas, providing encouragement, building on others’ ideas, giving due appreciation, and bringing out the best in others
