
Loan Servicing Specialist (Internal)

POSITION PURPOSE:
A person in this position is responsible for performing mortgage and consumer loan servicing, tax payments, and escrow recalculation. This person is also required to perform audit functions as well as analyzing various reports. At times this person will be required to create and disseminate correspondence to members and staff. This person is required to comply with all state and federal regulations as well as company policies. ESSENTIAL FUNCTIONS AND BASIC DUTIES
Assumes responsibility for effectively performing loan support activities
a. Receives and processes tax payments as scheduled. Processes county tax payments to the appropriate county clerk’s office from members' escrow accounts. b. Works closely with insurance companies, the county recorder’s office, assessor, and county clerk within our service areas. c. Receives and processes hazard insurance declarations and premium bills. Updates files and disburses insurance premiums as scheduled. d. Processes the certificate billing report for Collateral Protection Insurance through State National. Completes the electronic fund report as notified. e. Tracks and monitors mortgage loans with private mortgage insurance and facilitates its removal when eligibility criteria are met. f. Monitors and pays private mortgage insurance premiums timely. g. Maintains escrow screens in data processing system. h. Completes escrow recalculation report yearly which includes payment adjustments, mailing required notices, and updating payment method in data processing system. i. Prepares and runs reports as required for taxes and insurance on mortgage loans and processes payments as needed. j. Monitors and pays forced place insurance premiums on consumer loans. k. Is the first point of contact for mortgage reconveyances.
Assumes the responsibility for providing audit support for all branches
a. Performs audit on mortgage files for compliance and accuracy. b. Performs other audit tasks as required.
Supports title administration as required
a. Works with auto dealerships and DMV on title issues for collateral loans. Serves as contact for the electronic title servicing agency. b. Tracks and processes titles for all collateralized loans. c. Tracks and releases paper and electronic titles as liens are satisfied. d. Runs and processes weekly title report and updates title status. e. Runs and processes the paid loan report and mails out titles accordingly.
Maintains and upholds the credit union’s excellent member service requirements and reputation
a. Displays a professional and groomed appearance as outlined in the dress code policy. b. Greets members cordially and professionally in person, via email, and over the phone. c. Performs member transactions and problem resolution promptly and effectively. d. Returns member and co-worker messages, phone calls, emails, etc. within the same business day when appropriate.
Assumes responsibility for establishing and maintaining effective coordination and communication with area personnel and with management
a. Assists and supports area and all Credit Union personnel as needed. b. Completes reports and records promptly and accurately. c. Maintains departmental files. d. Attends meetings as required. e. Keeps management informed of area activities and of any significant problems.
Demonstrates appropriate working relationships with team members and management staff
a. Keeps supervisors informed of area activities; reports suspicious or concerning activity as required. b. Works collectively with the team to accomplish credit union initiatives. c. Encouraged to participate in fundraising and team building actives as time allows. d. Resolves minor conflict professionally and promptly. e. Refers members to other departments as prescribed ensuring adequate communication between departments.
Assumes responsibility for related duties as required or assigned
a. Ensures that work area is clean, secure, and well maintained. b. Performs clerical and other related duties as required. c. Attends and participates in staff meetings and training as required. d. Assists area personnel as well as other department personnel when necessary and appropriate.
PERFORMANCE MEASUREMENTS
Processes Collateral Protection Insurance accurately and timely. Mortgage servicing and support functions are completed accurately and timely. Insurance premiums and tax payments are correctly recorded and disbursed. Files are scanned and maintained appropriately. Appropriate relations exist with members. Problems and questions are courteously and promptly resolved or referred. Appropriate working relationships and coordination exist with area personnel and with management. Assistance and support is provided as needed. Management is properly informed. Upholds the Credit Union’s professional reputation through appearance, work ethic, and excellent member service. Accepts accountability and takes ownership for assigned duties with limited supervision. Must obtain a minimum score of (3) in each competency of the performance review to advance to the next tier. QUALIFICATIONS
EDUCATION/CERTIFICATION:
Minimum High school diploma or equivalent required. Additional education in accounting, lending, or related field helpful. REQUIRED KNOWLEDGE:
Must know or have the ability and willingness to learn the fundamentals of conventional mortgage loans. Must understand accounting principles. Must have in depth knowledge of core operating system. EXPERIENCE REQUIRED:
Two (2) years preferred experience working at a full-service financial institution or similar industry. SKILLS/ABILITIES:
Must be able to communicate effectively and professionally utilizing all forms of business communications. Must maintain a clean and professional appearance. Must possess advanced computer and other office equipment skills. Must have above average analytical abilities. Must have the ability to learn the skills necessary to effectively organize work paying close attention to detail. PHYSICAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION
