This position is 100% in office in Denver, CO. Job Summary Servicing Specialist shall be knowledgeable and capable of performing a variety of regular and special functions with diplomacy, professionalism, and minimal supervision, including but not limited to those duties listed below. The role is responsible for assigned loan servicing administration duties related to accurately applying all payments, reversals, closing interest/escrow, and updating the servicing system with loan data as applicable, coordinating Loan Sale activities, reconciling custodian fees, bank accounts, investor reporting, and other loan servicing assigned duties in accordance with all applicable timelines and policies/procedures. Individuals must be detail oriented with problem solving and disciplined follow‑through skills, and be able to organize and effectively perform all tasks with a high degree of accuracy and minimal supervision.
Primary Responsibilities
Customer Interactions: Respond to customer calls, emails and written correspondence in a courteous and professional manner within the specified timeframes and in accordance with Pulte privacy policies and federal/state/investor guidelines.
Escrows: Potential to assist in escrow related research and disbursements (i.e., hazard insurance, taxes, MIP/PMI, etc.), Process disbursements for monthly MIP/PMI premiums and/or tax installments.
Hazard/Flood Insurance: Process insurance mail; disburse premiums, forward insurance items to Purchaser as applicable. Research cancellations/non‑renewals; take appropriate action and follow‑up until resolved, natural disaster monitoring.
Loss Drafts: Review claim; process claim check, set up tracking in servicing system; process disbursements; obtain inspection or lien waiver as needed.
Credit Bureau Disputes: Research and accurately update/submit credit dispute data via eOscar and update servicing system and tracking report.
Exceptions & Daily Reports: Review reports, research exceptions, complete required tasks to resolve issues related to flood, FHA, non‑escrow loans.
Payment Changes & Analysis: Research payment changes requests and VPPE issues, communicate with customer and make applicable changes. Perform trial/final escrow analysis as required, research overages/shortages and material payment changes and communicate issues to management.
Completion Escrows: Potential to assist in the setup, monitoring, closing out and reporting of completion escrow items.
Exams and Audit – Respond to State/Internal Audits and Exams. Identify, investigate, and report compliance issues, irregularities, and violations.
Cashiering: Accurately perform all tasks related to the application of payments, including processing payments and payoffs, return or forward unapplied funds to the applicable party, process payment reversals, and closing interest/escrow transactions within the same day of receipt in accordance with policies/procedures and daily timelines. Daily activity must be balanced on the reconciliation form and the prior day’s activity reconciled against system generated reports. Print daily escrow disbursement checks. Complete post‑payoff processes.
Investor Reporting: Perform oversight of third‑party company that is performing investor reporting and bank reconciliations to ensure all processes are completed timely in accordance with all applicable guidelines (i.e., investor, Pulte, etc.) and address/remedy any issues or exceptions that are identified.
Loan Fundings: Fund loans, complete funding reconciliation; generate borrower Goodbye letters & Final Escrow Analysis Disclosure letters; service release loans from system; reconcile funding discrepancies.
MERS Administration: Perform daily/monthly tasks related to data comparison; reconcile, research, and resolve rejects or discrepancies.
Custodian Fees: Reconcile monthly invoices and complete applicable journal entries.
Collateral Reconciliation: Review Portfolio loan collateral maintained in‑house monthly to ensure that all documents are held.
Loan Sales tasks: Complete assigned sale/transfer functions including, but not limited to submit investor transfer forms/fees, obtain approval, prompt trial/final conversion data transmissions, coordinate collateral delivery, generate borrower GB & FEAD letters, service releases loans from systems, remit interim service fees and escrow/suspense/buydown balances and review/reconcile pre/post transfer reporting per sale/transfer requirements/timelines.
Relations Maintain positive relationships with Purchasers, external business partners and all areas of PMLLC.
PMLLC & Regulatory Requirements Successfully complete required training; comply with all PMLLC policies, applicable procedures, and regulatory guidelines.

Required Experience/Skills
2‑3 years Mortgage Experience required.
Cashiering and/or accounting experience is a plus.
Requires a solid knowledge base of Excel.
Ability to learn & effectively use ICE‑MSP Applications.
Effective written/oral communication skills.
Customer service experience, including professional communication with customers via phone, email, and written correspondence.
High attention to detail and organizational skills, with the ability to meet deadlines.

SALARY RANGE $26‑$32 hourly depending upon experience. This position is also eligible for an annual bonus based on the successful completion of defined performance objectives.

Eligible employees with less than 10 years of service can accrue up to 17 PTO days per year (and up to 22 PTO days per year upon 10 or more years of service).
