Job Overview As a Leasing Manager you’ll be responsible for overseeing the apartment leasing operations and rental activity at a luxury high‑rise apartment/condominium building in Long Branch, NJ.

Your Responsibilities

Coordinate the property’s marketing, leasing, and renewal strategies.

Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals.

Assist with unit turnovers and resident requests.

Organize and plan resident retention events.

Provide pricing recommendations for renewals and vacant units.

Conduct regular meetings, at owners’ request, to discuss leasing velocity and activity at the site.

Greet and qualify prospects, conduct community tours and show apartments, process applications, screen tenants, and prepare leases.

Stay informed about current market and competitor conditions.

Implement short‑ and long‑term marketing plans with oversight of the General Manager to sustain occupancy.

Design and execute marketing activities to drive traffic to the community.

Use the on‑site property management software (OnSite, Yardi, etc.).

Track apartment availability, record traffic and leasing activities, and manage resident and prospect data.

Ensure that the property and show units meet best practice standards for show quality by daily inspecting the leasing tour.

Follow up with prospects and new residents to maintain closing ratios and move‑in standards.

Assist with lease renewal programs by preparing renewal letters and packages, meeting with and contacting renewing residents, and ensuring timely signing and implementation.

Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems and convey requests to appropriate individuals.

Skills & Qualifications

Bachelor's degree required.

Three to four (3‑4) years’ experience in New Jersey residential rental property management.

New Jersey real‑estate license required.

Fair housing certificate required, otherwise must be obtained within 60 days.

Critical thinking, problem solving, judgement and decision‑making abilities are necessary.

Proficiency in Microsoft Office, Outlook and Windows.

Ability to work with sensitive and/or confidential information.

Physical Requirements

Sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects up to 25 lb, including climbing several flights of stairs.

Ability to sit and stand for extended periods.

Communication skills on the phone and in person with clients to resolve issues and manage the business.

Finger dexterity for typing/using a keyboard.

Mobile enough to move around the office to make copies, send mail and faxes, and walk around the property, including lengthy walks on uneven areas.

Continuous talking and hearing while communicating with guests, supervisors and associates.

Capacity to work extended hours, evenings, weekends and holidays as necessary.

Adaptability to indoor controlled climate and outdoor variable climate and lighting settings.

Ability to interact with all types of individuals, remain mentally alert, detail‑oriented, and exercise good reasoning skills.

Efficiency in handling multiple assignments with frequent interruptions, changes and delays while staying focused.

Attention to safety, health and environmental concerns; remain alert to working conditions.

Ability to work effectively and cheerfully in potentially stressful environments due to adversarial situations.

What We Offer As a full‑time exempt associate, you will be eligible for comprehensive benefits, including multiple medical plans, dental, and vision. You will also receive time‑off benefits, paid holidays and a 401(k) with company match. Occasional travel may be required for training and company functions.

Compensation: $90,000 – $100,000 per year.
