We are thrilled to be expanding to Louisville! After successfully investing in and managing multifamily communities in Pittsburgh, Cleveland, and Buffalo, we’re hiring a property manager for our first local asset: a beautiful 130‑unit community on the East Side.
This leader will be the cornerstone of the Louisville team. We are looking for someone with a consistent on‑site presence who is ready to
take over
an existing community, hire a top‑notch team, and improve lives through real estate.

Core Responsibilities
Maximize operational performance of properties by achieving occupancy and NOI goals
Provide excellent customer service through prompt, professional, and authentically caring responses
Hire, train, and lead the team to accomplish the goals of the property group
Spearhead leasing efforts in partnership with the leasing agent
Collaborate with the in‑house asset management and accounting teams for budgets, variance reports, and payables
Manage collections and delinquencies, including eviction court
Oversee the completion of maintenance tasks and enhance the property’s curb appeal
Maintain clean and safe properties by resolving tenant complaints, conducting weekly on‑site inspections, and enforcing rules of occupancy
Develop and maintain local vendor relationships
Manage turnovers and capital projects
Coordinate the onboarding or offboarding of local properties
Other duties as assigned to help Birgo improve lives through real estate

Successful Candidate Profile Experience
4+ years experience as a property manager
Successful experience building and managing teams
In‑depth understanding of Louisville’s market‑rate multi‑family industry
Experience with AppFolio or similar property management software
Skills

Strong skills in written, verbal, and persuasive communication
Organizational skills, time management, and attention to detail
Work Style

Reliable personal transportation and valid driver’s license for property visits during business hours and as needed after‑hours
Able to ascend/descend stairs and traverse uneven terrain
Able to transport up to 25 lbs
Able to use a computer for a full workday
