ImpactAlpha Inc., Fresno, CA, United States
About Trust Neighborhoods
Trust Neighborhoods is a nonprofit organization dedicated to empowering neighborhoods facing the threat of gentrification and displacement. Through innovative strategies, such as the Mixed‑Income Neighborhood Trust (MINT) model, they collaborate with community‑based organizations across the United States to develop sustainable affordable housing solutions. Their mission is to reverse the effects of historical disinvestment in central neighborhoods by securing affordable housing and retail spaces prior to market‑driven displacement pressures. By emphasizing community governance and equitable growth, Trust Neighborhoods strives for a future where diverse communities can thrive without the fear of losing their homes or cultural identity. About this Role
The MINT Asset Manager will play a critical role in strengthening and optimizing performance across the Central Fresno Neighborhood Trust (CFNT). Operating under a six‑month contract with the potential to transition to a remote position, the Asset Manager will work closely with Lowell Community Development Corporation (Lowell CDC). This position is a unique opportunity to pioneer asset management within the MINT model, working directly in Fresno, CA, to enhance the financial and operational performance of the organization’s real estate portfolio while aligning with its community‑focused mission. This role requires close collaboration with the Senior Asset Manager and the broader MINT team to oversee various aspects of asset management, property management, acquisitions, capital improvements, and third‑party oversight. The successful candidate will integrate Trust Neighborhoods’ goals with those of the Lowell CDC, supporting equitable and sustainable community development. Responsibilities
Oversee the day‑to‑day performance of the CFNT real estate portfolio in alignment with financial and community‑governance objectives. Ensure properties support housing stability and community benefits while monitoring asset performance and compliance. Plan and manage major capital improvement projects to enhance asset durability and resident quality of life. Manage third‑party property managers and vendors to ensure effective operations and quality control. Drive the acquisitions pipeline to grow the portfolio from 17 to 50+ units in a mission‑aligned manner. Lead due diligence and negotiate terms for acquisition opportunities. Support governance functions including funder compliance, risk management, and administrative reporting. Prepare periodic reports for organizational leadership and stakeholders. Requirements
