Overview

Position Summary

The Marketing & Leasing Specialist is responsible for executing and supporting marketing and leasing strategies across multiple properties within the portfolio. This role focuses on driving qualified traffic, improving conversion rates, strengthening digital positioning, and supporting occupancy and revenue goals. The Specialist works cross-functionally with Regional leadership and on-site teams to ensure consistent marketing execution, data-driven performance improvements, and alignment with company standards. This role does not have direct reports but provides functional support and guidance to leasing teams as needed. In specific situations, the Specialist may provide temporary operational support during staffing transitions or stabilization efforts. Core Responsibilities

Portfolio Marketing Strategy & Execution Execute marketing initiatives across assigned properties aligned with occupancy and revenue goals. Ensure accurate and optimized property listings across digital platforms (Apartments.com, etc.). Oversee branding consistency, listing quality, photography, and pricing visibility. Support digital advertising campaigns and promotional strategies. Conduct market and competitor analysis to support pricing and positioning decisions. Vendor management. Leasing Performance Optimization Monitor and analyze leasing funnel metrics including traffic, conversion rate, and follow-up performance. Identify performance gaps and recommend corrective actions. Support leasing teams with structured sales processes and best practices. Assist in reviewing leasing shop assessments and provide feedback for improvement. Reporting & Data Analysis Track key portfolio KPIs, including: Traffic volume Conversion ratios Days vacant Renewal performance Online reputation metrics Prepare regular performance reports for leadership. Provide data-driven recommendations to improve occupancy and marketing ROI. Reputation & Resident Engagement Monitor online review performance and support reputation management strategies. Assist properties in strengthening resident communication, events and engagement efforts. Support retention initiatives when needed. Operational Support (As Needed) Provide temporary on-site support when business needs require. Assist with operational stabilization during staffing changes. Ensure alignment with company leasing standards and procedures. Qualifications

Bachelor’s degree in Marketing, Business Administration, Real Estate, or related field preferred. Minimum of 4-5 years of experience in multifamily marketing, leasing, or property management. Strong knowledge of leasing metrics and portfolio-level performance drivers. Experience with property management systems and CRM platforms. Strong analytical and reporting skills. Excellent communication and cross-functional coordination skills. Bilingual (English/Spanish) preferred.
