Role Overview: This position partners directly with Regional Managers, Property Managers, and Leasing Teams to drive qualified traffic, improve conversion ratios, and strengthen property-level marketing execution across the portfolio. You'll play a key role in: Increasing occupancy Strengthening digital presence Supporting leasing teams with training and strategy Delivering measurable marketing performance Core Responsibilities: Leasing & Marketing Strategy Develop and execute property-specific marketing plans to increase leads and leases Analyze market surveys, occupancy trends, and competitor positioning Support pricing recommendations, concessions, and leasing campaigns Digital & Reputation Management Oversee social media, ILS listings, Craigslist, and community websites Monitor and improve online reviews and reputation performance Ensure brand consistency across all marketing channels Performance & Coaching Audit leasing calls, follow-ups, and on-site conversion performance Coach leasing teams and provide marketing guidance to underperforming assets Train team members through GraceHill, webinars, and eLearning platforms Reporting & Analytics Track KPIs, lead sources, and campaign performance Prepare weekly, monthly, and quarterly marketing reports Identify trends and implement data-driven solutions Operational Support Conduct on-site visits and marketing audits Review YARDI data and leasing compliance processes Collaborate with leadership on regional strategy execution What We're Looking For Required Experience & Skills Bachelor's degree in Marketing or related field 1+ year apartment leasing or property management experience 3+ years marketing experience (multifamily strongly preferred) Experience with digital marketing, online advertising, and social platforms Strong communication, training, and presentation skills Organized, deadline-driven, and able to manage multiple properties Comfortable traveling between Evansville, IN and Jackson, TN Ideal Candidate Background Multifamily marketing or leasing strategist Property management marketing coordinator Regional marketing specialist (apartments) Digital marketer with apartment industry experience Compensation & Benefits Compensation $48,000$58,000/year (DOE) Annual performance raises (up to 5%) Industry-Leading Benefits Medical insurance starting at $45/month (Blue Cross) FREE dental & life insurance Vision and supplemental coverage options Generous PTO + paid holidays 401(k) with up to 3% company match Tuition reimbursement + paid training programs Paid sabbatical program 20% rent discount at Monarch communities (terms apply) Employee referral bonuses ($500$1,000) Corporate discounts (Verizon, Expedia, Office Depot & more) About Monarch Investment & Management Group: Founded in 1992, Monarch owns and manages 79,000+ apartment homes across 25 states and is recognized as the 8th largest multifamily owner in the United States.
