Role Resident Manager
Salary $100,000 - $110,000 annually
Location Brooklyn, New York (on-site)
About the Role The Resident Manager oversees the daily functioning of a residential building, ensuring that both the property's physical condition and resident experience meet high standards. This position requires hands?on maintenance abilities, strong leadership, and a customer?focused mindset. Work may extend beyond standard hours depending on operational needs.
Responsibilities
Address and resolve maintenance requests involving HVAC units, plumbing fixtures, electrical systems, appliances, carpentry, painting, and general building equipment.
Oversee routine property upkeep, including common?area conditions, exterior cleanliness, landscaping quality, and overall curb appeal.
Ensure vacant units are prepared and brought to move?in condition within expected timelines.
Direct the maintenance team in managing resident requests, ensuring timely follow?through and consistent communication.
Collaborate regularly with property management, operations leadership, vendors, and the on?site team to plan daily activities and long?term needs.
Provide training to staff on procedures, safety practices, and technical skills when necessary.
Uphold building safety programs such as lockout/tagout procedures, environmental safety policies, emergency responses, and mold prevention.
Conduct ongoing inspections of equipment rooms, mechanical areas, common spaces, and grounds to identify issues early.
Maintain compliance with all applicable city codes, building regulations, and internal standards through scheduled and unscheduled audits.
Utilize digital maintenance platforms (e.g., ActiveBuilding or similar systems) to track requests, log updates, and close completed work.
Manage inventory of parts, tools, and supplies to ensure uninterrupted service.
Support move?in, move?out, and annual unit inspections.
Assist management with special projects, capital improvements, and operational initiatives.
Deliver consistent, high?quality service to residents and create a welcoming environment.
Maintain professional appearance standards, punctuality, and steady attendance.
Promote practices that support energy efficiency and long?term system reliability.
Requirements
3-5+ years of hands?on building maintenance or property operations experience (preferred).
2-3+ years in a supervisory or lead maintenance role (preferred).
Strong working knowledge of building systems, including mechanical, plumbing, electrical, and basic construction.
Familiarity with city?specific regulations, codes, and high?rise operations.
Comfort using maintenance technology platforms (BMS, LogCheck, Procore, ActiveBuilding, etc.).
Excellent communication abilities, a service?oriented approach, and strong organizational skills.
Certifications
Must hold FDNY S?12, S?13, and S?95 certifications (or equivalent requirements).
Additional certifications such as P?99, F?01, G?60, or P?98 may be required depending on building needs.
