Position Summary The Loan Closer & Funder is responsible for ensuring residential mortgage loans are accurately closed, funded, and ready for post-closing delivery in compliance with agency, investor, and company requirements. This role prepares and reviews closing documents, coordinates wire disbursements, and confirms timely funding. The Loan Closer & Funder partners closely with Processing, Underwriting, Title, Settlement Agents, Secondary, and Post-Closing teams to support smooth, compliant loan closings.

Closing & Funding Responsibilities

Prepare, review, and balance closing documents, including the Closing Disclosure (CD), Note, Deed of Trust/Mortgage, and ancillary documents

Confirm all underwriting and prior-to-funding conditions are satisfied before document release

Coordinate closing figures and timelines with title and settlement agents

Manage a pipeline of loans through closing and funding to meet scheduled closing dates

Ensure loan data in Encompass matches final closing documentation

Prepare, review, and submit outgoing wire requests in accordance with Zenith wire policy

Order wires from the warehouse bank and act as the point of contact for all warehouse banks

Independently verify wire instructions to mitigate fraud risk

Coordinate funding approval and confirm receipt of funds with settlement agents

Ensure wires are released timely to meet funding deadlines

Maintain accurate wire logs, approvals, and supporting documentation

Escalate wire discrepancies, cutoff risks, or funding issues immediately to Operations leadership

Compliance & Regulatory Standards

Ensure all closing and funding activities comply with TRID, RESPA, TILA, HMDA, Reg Z, applicable state regulations, and investor requirements

Ensure Closing Disclosures are accurate and delivered within TRID timing and tolerance requirements

Monitor post-disclosure changes and coordinate re-disclosures when required

Identify and coordinate tolerance cures when applicable

Ensure all signed closing documents are complete, accurate, and properly executed

Post-Closing Readiness

Confirm funded loan files are complete and ready for post-closing review and investor delivery

Coordinate trailing document requirements with title and settlement agents

Communicate funding confirmation to internal teams

Partner with Secondary and Post-Closing teams to support timely loan delivery

Serve as a primary point of contact for title companies and settlement agents during closing and funding

Provide clear, timely communication to internal teams regarding closing status and funding conditions

Collaborate cross-functionally to resolve closing or funding issues efficiently

Maintain strong working relationships to support on-time funding

Additional Expectations

Maintain current knowledge of agency, investor, and regulatory updates impacting closing and funding

Participate in audits, quality control reviews, and process improvement initiatives

Support quality, efficiency, and cycle time performance goals

Flexibility for extended hours during peak periods or funding deadlines

Preferred Qualifications

2–5+ years of experience in mortgage closing and/or funding

Experience working with:

Conventional, FHA, VA, and USDA loans

Familiarity with warehouse lines of credit and post-closing processes

Strong understanding of:

Loan documents and closing disclosures

TRID compliance and federal lending regulations

Funding authorization and wire processes

Knowledge of federal and state regulatory requirements (e.g., RESPA, TILA)

Additional Preferred Skills

Experience with Loan Origination Systems (LOS) such as Encompass

Proficiency in Microsoft Office (Excel, Word, Outlook)

Experience with document imaging and e-signature platform

Strong attention to detail and accuracy

Ability to review and balance Closing Disclosures

Excellent time management in high-volume environments

Strong communication skills with title companies, lenders, and internal teams

Ability to meet strict funding deadlines

Analytical and problem-solving skills

Ability to work independently with minimal supervision

Notary Public certification (preferred but not required)
