We are seeking an experienced and highly motivated Property Manager to oversee the day-to-day operations and strategic management of a multi-tenant industrial commercial portfolio across southern California. This role requires a detail-oriented professional with strong financial acumen, operational expertise, and tenant relationship management skills. The Property Manager will be responsible for optimizing property performance, overseeing capital improvement initiatives, managing vendor partnerships, and ensuring a high level of service and operational efficiency across the portfolio.

Key Responsibilities Vendor and Property Management

Manage vendor relationships, including sourcing, contracting, and oversight of service providers.

Manage and coordinate capital improvement projects and unit rehabilitation initiatives from planning through completion.

Conduct routine property inspections to monitor building conditions, while meeting with tenants, contractors, and service providers as needed.

Prepare and review monthly financial reports for assigned properties.

Monitor property performance, expenses, and budget.

Prepare annual operating budget for assigned properties.

Review tenant ledgers and discuss charges with tenants when necessary.

Monitor accounts receivable and follow-up with tenants regarding delinquent balances.

Ensure vendor invoices are accurately documented and processed in accordance with established accounting procedures.

Leasing Support

Collaborate with Asset Management to coordinate lease renewals for existing tenants.

Draft lease amendment, lease agreements, and lease analysis packages.

Prepare, distribute, and process all tenant lease documentation and related correspondence.

Property Operations & Tenant Relations

Coordinate tenants’ move-ins and move-outs, ensuring smooth transition and compliance with lease requirements.

Maintain organized tenant and property files, including leases, contracts, certificates of insurance, and related documentation.

Respond promptly to tenant requests while fostering positive landlord–tenant relationships and maintaining high tenant satisfaction.

Requirements & Qualifications

Minimum of 2+ years of commercial property management experience.

Proficiency in Microsoft Word and Excel required.

Experience with property management and accounting software; training on "Yardi" will be provided.

Active Real Estate Salesperson License preferred, or willingness to obtain within the first year of employment.

Excellent communication, organizational, and problem-solving skills.

Strong background in tenant relations, budgeting, and financial reporting.

Professionalism, integrity, and ability to meet deadlines are required.

Professional references and successful completion of a background check are required.

Work Schedule, Location and Travel This is a full-time, in office position based at our Irvine, California corporate office. Travel to the southern California properties will be required as needed.
