Brief Position Summary: Performs advanced (senior-level) maintenance, renovation, restoration and alteration work at National Guard facilities in Region 2 (East). Oversees building repairs, plumbing, electrical, mechanical, and air-conditioning work and ensures compliance. Coordinates and oversees the work of contractors and others. The Maintenance Specialist reports to the Region 2 East Maintenance Supervisor. Works under minimal supervision with considerable latitude for the use of initiative and independent judgment. Work Hours: Tuesday Friday, 10-hour days, 40 hours/week Essential Job Functions and Responsibilities: Plan, schedule and oversee building repairs, renovation and restoration projects, preventative maintenance and preventive and facility maintenance. Coordinate and oversee contracting work on repairs and maintenance of facility. Examine structures, evaluate work to be performed and selects best methods of performing maintenance and repair work. Inspect work performed by contractors to ensure that finished projects meet both contracting compliance and adherence to building regulations. Examine and interpret drawings, diagrams and blueprints. Perform maintenance and repair work such as plumbing, welding, electrical and mechanical work. Perform work on heating, ventilation, and air conditioning (HVAC) units and components, to include cleaning and changing filters. Perform administrative functions to track progress on contracts and to record requisitions and web Planning Resources for Infrastructure Development and Evaluation (PRIDE) work orders. Calculate and document estimates of material and labor cost to determine the most cost-effective method to complete work orders. Use computer and other electronic devices to collect and report data. Perform repairs and renovations to modernize a building or adapts it to new uses while retaining original appearance. Perform preventative maintenance (PM) program that contains to the building and ground maintenance. Maintain and repair machinery, equipment, systems or components. Maintain/replace motors and thermostats, fixtures and facility equipment; perform electrical repairs according to according to design specifications. Maintain and repair electrical systems and electrical components of machinery and equipment. Identify defects and repair/replace faulty wiring, circuit breakers, fuses, switches, sockets and other elements of electrical systems. Perform maintenance and repair on plumbing fixtures, water and wastewater distribution systems. Attend work regularly and observe approved work hours in accordance with agency state employee policies & procedures handbook. May occasionally work evenings, weekends or holidays. May work after hours for emergency facilities repairs. Perform related work as assigned. Qualifications

Minimum Qualifications Education: Graduation from a standard senior high school or equivalent (GED) is required. Experience: Four years of experience in construction management or building maintenance and repair work is required. Experience using computer software applications (such as Microsoft Outlook, Word, or Excel) is required. Preferred Experience Construction management training is preferred. Vocational training in a designated trade is preferred. Experience with HVAC is preferred. Building management experience is preferred. Registration, Certification or Licensure A valid driver's license is required. The ability to obtain a Texas Driver's License will be required within the first 30 days after entering Texas as a new resident. A satisfactory driving record is required for operating state or personal vehicles to conduct agency business. Electrical, HVAC or Plumbing Certification is preferred. Selected candidate must pass a federal security background investigation, must be able to obtain a Common Access Card (CAC) The process includes a National Agency Check and Inquiry (NACI) and fingerprinting. The employee must complete and sign the office of personnel management (OPM) form SF85. Completed forms are submitted to the OPM for the background investigations. Eligibility to Work in the U.S.
