
Assistant Property Manager- CMPND MIAMI- Lease Up

Job Responsibilities
Interviews prospective tenants and records information to ascertain needs and qualifications
Control delinquency and send out delinquency notices
Complete Accounting Month End
Finalize Final Account Statements and send them in for approval
Manage renewals and renewal log
Manage leasing team and hold weekly meetings discussing goals, triumphs and areas of improvement
Walk the building and vacant units weekly and enter service requests to get any items needed repaired or cleaned
Feel empowered to handle any resident concerns and focus on resident retention
Accompany prospects to model apartments and discuss size and layout, available facilities and services, and terms of lease
Complete lease form or agreement and collect rental deposit
Inspect condition of premises periodically and arrange for necessary maintenance
Compile listings of available rental units
Identify prospects
Answer incoming calls and voicemails in a timely and professional manner
Have prospect complete application and secure deposit in accordance with company procedures and Fair Housing requirements
Update availability report, process applications for approvals (e.g., credit check, rental history, etc.), submit processed applications to the Community Manager for approval, and follow up with applicant regarding status
Ensure apartment is ready for resident to move‑in on agreed date
Immediately follow‑up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect’s needs
Assist in monitoring renewals, distribute and follow‑up or monitor advertising effectiveness, gather information about market competition in the area and file
The Ideal Candidate Will Possess
Minimum 2 years leasing or assistant manager experience and/or in a sales related position, preferably in a luxury or high‑rise environment
High School Diploma or equivalent
Excellent communication skills, a team player & customer service oriented personality
Ability to work in a multi‑prioritizing work environment
