Summary The Appraiser Trainee researches the market, obtains data to value property and completes appraisal reports under the supervision of a Certified General Appraiser.

Position Responsibilities Appraisal Services

Researches property to be appraised

Assesses market value of real estate and decides what information is relevant

Determines which transactions are to be utilized to complete an assessment of value

Concludes an appropriate opinion of value

Ensures appraisals are compliant with the Uniform Standards of Professional Appraisal Practice (USPAP)

Comparable Sales

Researches comparable sales in area, market and neighborhood data, and cost information

Determines which sales are most applicable and what sources of information are best

Determines what aspects affect value and the impact they have Comparable Sales

Appraisal Reports

Writes a report stating the facts on the appraisal for each client for review and approval by a Certified General Appraiser

Explains the approaches and information used to determine value

Inspections

Completes inspections in the field, under supervision of a Certified General Appraiser, to assess and value personal property

Interviews property owner and/or tenants and determines what content to include

Determines best use of property based on subject and market research Marketing

Education

Attends education courses to obtain appraisal license Represents the Association at local community functions

Minimum Qualifications

Bachelor’s degree in agriculture, economics, business, or finance; or related field

1 year experience in agriculture;

Or an equivalent combination of education and experience sufficient to perform the essential functions of the job Or an equivalent combination of education and experience sufficient to perform the essential functions of the job

Certified General Appraiser License: None at the time of employment, but work towards obtaining a Certified General Appraiser certification in the State of Oklahoma

Knowledge and Skills Required

Working knowledge of computers and technology to sufficiently create, update and save a variety of documents

General knowledge of agriculture practices

General knowledge of building and construction techniques and materials

General knowledge and understanding of banking and the lending processes

Skill in interacting and working effectively with others

Skill in computing ratios, rates, and percentages to calculate property values

Skill in listening and conveying awareness of a customer’s problem or issue to find resolution

Oral and written communication skills, sufficient to exchange information effectively with peers, supervisors and customers
