We are seeking a highly skilled and experienced Compliance Specialist to join our team.

This role is remote but limited to candidates located in the Dallas–Fort Worth, Texas region. The position requires approximately 35% travel to support business operations and team collaboration.

The successful candidate will be responsible for overseeing the compliance aspects and working closely with the affordable department and ensuring that our affordable housing properties comply with all applicable regulations and guidelines. This will involve working closely with property managers, maintenance staff, and other stakeholders to develop and implement compliance strategies, monitor compliance performance, and prepare reports for regulatory agencies. The candidate will have excellent analytical and problem-solving skills, and the ability to communicate effectively with a wide range of stakeholders. The candidate should be detail-oriented, organized, and able to work independently to manage multiple projects and deadlines.

What You'll Do The Compliance Specialist will work with the property managers to complete move-in, renewal, and move out compliance files. The Area Compliance Specialist will work with the Property Managers to ensure full occupancy and a full pipeline of affordable housing tenants that are part of various housing programs, or are subject to affordability requirements, including:

Rental Assistance Demonstration (RAD)

Project Based Vouchers (PBVs)

Low Income Housing Tax Credits (LIHTC)

Housing finance Corporations (HFC)

Public Facility Corporation (PFC)

Income-based restrictions

The Area Compliance Specialist will have a variety of responsibilities, including:

Develop and implement affordable housing compliance strategies in accordance with all applicable regulations and guidelines at federal, state and county-level regulations.

Ensure that all affordable housing properties are in compliance with local, state and federal regulations, including but not limited to, LIHTC, HUD, and RAD programs.

Work with the Manager of Affordable Housing in preparing reports for regulatory agencies and responses to inquiries as needed.

Complete all file audits to confirm compliance with program requirements including rent limits, income limits, other eligibility and lease requirements including assuring that overall backup documentation is in place to confirm resident eligibility at the communities in the portfolio.

Follow up on to ensure EIV reports are pulled for the properties. If the property does not have any EIV credentials, ensure that the property has a login.

Work closely with property managers and maintenance staff to identify and address compliance issues at move in or renewal.

Monitor and review property management activities to ensure adherence to Fair Housing laws and other relevant regulations.

Provide training and support to property management staff on compliance requirements, including tenant eligibility, income verification, and proper documentation.

Serve as a resource for property managers and other staff to answer questions and provide guidance on compliance-related issues.

Work closely with property managers to address and resolve any compliance issues identified during inspections or audits.

What You Bring

Willingness and ability to travel 35% of the time as needed for site visits, meetings, and other job-related activities.

Minimum 5+ years of experience in affordable housing property compliance management.

Excellent knowledge of affordable housing regulations and guidelines, including PFC, HFC, LIHTC, HUD programs, and Fair Housing.

Experience in property operations supporting larger properties (1,000+ units) with programs including PBV, PFC, LIHTC, RAD, Section 811 and HUD programs.

Exceptional organizational skills and attention to detail to prepare, review, and process compliance files and complex regulatory documents.

Excellent written and verbal communication skills. Proven ability to build trust with members of a community with different backgrounds, motivations, and concerns in order to obtain information and solve problems.

Ability to work collaboratively with a variety of stakeholders, including property managers, maintenance staff, and regulatory agencies.

Proficient in Microsoft Office Suite and other relevant software programs.
