CHARLESGATE Property Management is a growing, performance driven multifamily operator serving institutional and entrepreneurial owners across Greater Boston and select expansion markets. Our leasing platform plays a central role in driving portfolio revenue, shaping the resident experience, and supporting new development success.
We are seeking a Director of Leasing to lead and elevate leasing performance across the portfolio. This role is responsible for leasing strategy, team development, and disciplined execution across both new development lease ups and stabilized properties. The Director of Leasing reports directly to the President of Property Management and works closely with operations, brokerage, marketing partners, and ownership groups.
Position Overview The Director of Leasing leads portfolio wide leasing strategy and revenue performance. This includes overseeing lease ups, optimizing stabilized asset performance, and strengthening sales operations across the organization.
The role also participates in earlier stages of the development lifecycle, advising on product positioning, branding, and marketing strategy as new projects prepare to launch. As CHARLESGATE continues expanding geographically, the Director of Leasing will help develop leasing strategy and market positioning in new markets.
Key Responsibilities
Lead and develop the leasing management team, driving performance and accountability across the portfolio
Oversee lease up strategy and execution for new development projects
Optimize leasing performance and revenue strategy within stabilized properties
Develop pricing strategies using market data, competitor analysis, and portfolio performance metrics
Partner with marketing teams and external agencies to align demand generation and leasing conversion strategies
Advise developers and property owners on product positioning, branding direction, and market readiness for new developments
Support expansion market growth by helping establish leasing strategies and go to market frameworks in new regions
Create and maintain leasing playbooks, best practices, and training programs for the leasing team
Prepare leasing performance reports, market analyses, and client presentations
Performance Metrics
Lease up absorption relative to pro forma
Portfolio occupancy and vacancy exposure
Revenue performance compared to budget
Loss to lease management and concession control
Leasing conversion and prospect engagement metrics
Qualifications
Leadership experience within multifamily leasing or revenue management
Strong track record overseeing lease ups and portfolio leasing strategy
Strong analytical and market analysis skills
Experience managing and developing high performing teams
Ability to present strategy and performance insights to owners, developers, and leadership teams
Experience working with development teams or early-stage project launches is a plus
