
Leasing Manager

The Leasing Manager will assist the SVP, Regional Manager in the overall leasing of the region. Work closely with the AVP, Leasing & Regional Training, and the entire regional team, including accounting, to increase the value of the portfolio by creating and implementing a comprehensive leasing plan. The Leasing Manager oversees assigned leasing responsibilities for properties within the Phoenix Regional portfolio. This position is responsible for developing an in-depth working knowledge of the properties, market conditions and its tenants. They understand the goals and objectives of each assigned property and implement the associated leasing guidelines. They track vacancies, lease expirations, negotiate lease language, and manage existing and prospective tenants.
ESSENTIAL FUNCTIONS/TASKS:
Respond promptly to leasing inquiries, obtain information related to prospective tenants, and apply consistent follow-up with prospective tenants.
Present space to prospective tenants on assigned properties and work on a team basis with other members of the leasing and management team to provide assistance and back-up for the leasing of other properties.
Negotiate lease renewals with existing tenants at assigned properties.
Prepare lease analysis, leasing documents, lease proposals, and supporting documents.
Manage high dollar volume transactions independently with approval and guidance from supervisor.
Use experience and relationships with brokerage community to manage lease rates and lease negotiations effectively.
Communicate lease deals with SVP, Regional Manager and AVP, Leasing & Regional Training.
Communicate and build relationships with local brokerage community to have detailed information on market conditions.
Work with listing brokers on leasing and marketing of broker listed properties.
Maintain current market information related to the competition and market surrounding the assigned properties, conduct and compile quarterly marketing surveys.
Track lease expiration dates, option to extend dates, and rights of refusal at assigned properties. Prepare and implement plan for lease renewals in coordination with the operations team.
Monitor the timely flow of lease documents related to assigned properties, including through full signature and delivery of documents.
Prepare budget related to leasing & income for assigned properties, i.e., tenant improvement allowances, operating expenses, projected income.
Involvement in NAIOP and/or other commercial real estate organizations.
Work with the team to determine refurbishment plans for vacant spaces, including revised floor plans and changes in use.
Provide and implement strategic leasing direction for assigned properties and communicate such plan(s) with the SVP, Regional Manager, AVP, Leasing & Regional Training, and the operations team.
Prepare marketing plan and work with and/or provide Marketing Coordinator with direction on marketing materials for assigned properties.
Prepare period/quarterly reports for assigned properties and the region along with team members.
Prepare annual budgets for assigned properties and the region along with team members.
Request approval and obtain required signatures, when spending approval is required by the AVP, Leasing & Regional Training, SVP, Regional Manager or President for leases.
Assist with the due diligence of potential acquisitions and ensure implementation of company standards upon the close of escrow.
Additional duties and special projects as assigned.
EXPERIENCE, TRAINING, AND SKILLS REQUIRED:
3+ years of commercial leasing experience.
Proficient computer skills including Adobe, Microsoft Office, and property management software systems (Yardi experience preferred).
Excellent verbal and written communications skills.
Utilize good customer service skills when assisting tenant inquiries, vendors and others.
Dependable, reliable, collaborative. Good interpersonal skills. Enthusiastic about working in a team-oriented environment.
Self-motivated with ability to follow-through and exercise good judgment; creative and resourceful.
Self-motivated, with ability to demonstrate initiative.

Involvement in ongoing education to keep up with industry standards.
Flexibility with work schedule.
EDUCATION:
Bachelor’s Degree preferred.
LICENSE OR CERTIFICATE REQUIRED:
Valid driver's license.
TRAVEL REQUIREMENTS:
Travel to regional properties required.
