Sales Manager – Memory Care Community Position Summary The Sales Manager is responsible for driving occupancy growth, revenue performance, and market positioning for a stand-alone memory care community. This role provides strategic sales leadership, referral network development, and full oversight of the sales lifecycle while ensuring alignment with clinical appropriateness and regulatory compliance. The ideal candidate is a seasoned senior living sales professional with demonstrated success in memory care census growth, private-pay rate strategy, and consultative family engagement. This leader thrives in start-up, lease-up, or repositioning environments and maintains a disciplined, data-driven approach to sales execution. Core Experience & Industry Expertise Proven senior living sales leadership with a strong focus on memory care census growth. Demonstrated success increasing occupancy through targeted outreach, referral development, and strategic marketing execution. Experience collaborating with hospitals, case managers, hospice providers, and placement advisors to drive qualified referrals. Familiarity with private-pay senior living models, rate structures, and value-based pricing conversations with families. Ability to position a stand-alone memory care model as a specialized, clinically focused solution within the marketplace. Sales Performance & Business Acumen Proven history of achieving or surpassing move-in and revenue goals in both stabilized and lease-up settings. Full ownership of the sales lifecycle, including:

Inquiry intake and lead qualification Conducting tours Follow-up cadence and conversion strategy Deposit management and move-in coordination

Strong financial literacy, including comfort discussing:

Rate strategy Concessions and incentives Return on investment of promotions

Oversight of sales metrics and KPI tracking (lead-to-tour, tour-to-deposit, deposit-to-move-in). Ability to forecast census trends and contribute to revenue projections. Relationship & Market Development Exceptional relationship builder with a visible and active presence in the local healthcare and senior services network. Skilled at cultivating trust with families navigating complex dementia placement decisions. Experience hosting community events, CEU presentations, and targeted professional outreach campaigns. Confident public speaker who represents the community with credibility, warmth, and professionalism. Establishes and maintains preferred-provider relationships within the referral ecosystem. Communication & Emotional Intelligence High emotional intelligence when working with families experiencing crisis-driven decisions. Consultative, mission-driven sales approach rather than transactional selling. Strong storytelling ability to communicate lifestyle, safety, and clinical differentiation without overselling. Professional, polished communication style across in-person, phone, and digital channels. Ability to navigate emotionally complex conversations while maintaining clarity and confidence. Operational & Compliance Alignment Working knowledge of state assisted living and memory care regulations, including admission appropriateness. Collaborates with wellness leadership to ensure accurate care evaluations and expectation setting. Understanding of move-in readiness processes, including:

Documentation completion Financial review Transition planning
