Overview Resource Property Management (RPM) is currently seeking full-time Portfolio and Onsite Managers in Pinellas County. We are a family-owned and operated management firm with corporate offices located in Seminole, Clearwater, St. Petersburg & Lakewood Ranch. We were awarded the Tampa Bay Times Top Workplace award for 2 consecutive years and have been in business for over 30 years. Candidates must possess excellent verbal & written communication skills, strong supervisory experience, the ability to multi-task, perform property inspections, and prepare the association’s annual budget as well as membership & board meeting notices. Only those candidates with an active Florida CAM license & at least 1-2 years of experience as a Community Association Manager will be considered. Core Duties and Responsibilities and Essential Functions Prepare the initial draft of the annual budget based on the specified timeline. All budgets must be approved by immediate supervisor prior to distribution to any Board/Committee member. Obtain bids and proposals for on-site work. Maintain all Association related insurances to be in full force and effect. Obtain financing options if required. Attend all board and membership meetings; if unable to attend, arrange coverage for the meeting and/or reschedule the meeting with board approval. Notify the supervisor and obtain approval for the change. Prepare a “board meeting package” for each meeting to include: written manager’s report, agenda, unapproved minutes, bids, etc. This package is required to be emailed to the board at least 3 days prior to the Board meeting. Monitor expenses and approve invoices for payment in Vantaca. Review monthly financial statements for accuracy and budgetary requirements. Email or post communication to all residents regarding upcoming projects or construction onsite. Communicate with the board president and members about potential issues and concerns. Prepare annual performance evaluation for each direct report. Report all work-related injuries to Human Resources immediately. Assist the board in engaging third party service providers, i.e., grounds maintenance, pool, etc. Provide excellent customer service courteously, timely and efficiently. Return phone calls and emails each day within 24-48 hours. Immediately report any issues or concerns relating to client discontent with the management of the association to corporate. Other duties as assigned by Vice President, RPM management, and board president. Qualifications Active Florida CAM license required. 1-2 years of experience as a Community Association Manager. Strong verbal & written communication skills and supervisory experience. Ability to multi-task, perform property inspections, and prepare the association’s annual budget and notices.
