
Director of Senior Living - Business Development & Preconstruction

About Your Opportunity
You will provide senior living leadership throughout Wohlsen. By developing new and existing client relationships, you will lead the effort of finding and winning senior living construction projects totaling over $200M.
How You’ll Contribute
- Develop standards, processes, and practices for the Senior Living market so that Wohlsen can be a “Best of Class” provider.
- Work with Finance to maintain yearly budgets in collaboration with the Vice President of Revenue Strategy.
- Strategically review, plan, develop, and implement a yearly business plan with the Vice President of Revenue Strategy to advance and improve services.
- Be responsible for new work acquisitions, including preparing proposals and presentations, attending meetings and conferences/tradeshows, and performing client outreach.
- Develop and maintain relationships with targeted clients, current clients, past clients, owner’s representatives, and architects.
- Set and lead meetings with potential clients to develop relationships that generate additional work.
- Stay current with issues and news relevant to the Senior Living market.
- Participate in conceptual, schematic, design development, and GMP estimate activities to support preconstruction and client activities.
- Finalize GMP pricing with the client that meets their needs while maximizing profitability within contract terms and conditions.
- Attend key preconstruction and construction project meetings with the design team and client.
- Keep the client fully informed of preconstruction progress, significant technical problems/solutions, and their effects on design and/or costs.
- Identify and promote solutions to any issues that might impede progress or adversely affect client and architect relations.
- Ensure proper turnover of a project from preconstruction and estimating to operations, including appropriate hand‑off meetings and transfer of all information to the operations team.
- Assist in the review, negotiation, and approval of contracts.
- Report to the Vice President of Revenue Strategy.
- Work with Regional Vice Presidents and Regional Business Development Teams to ensure a senior living focus at the regional and local market levels.
- Lead senior living pursuits and presentations.
- Oversee conceptual and schematic estimates in consultation with the Vice President of Revenue Strategy, Regional Vice President, and Preconstruction leader.
- Assist Regional Estimating Teams in preparing design development and GMP estimates.
- Involve in value engineering options.
- Collaborate with PX on project plans (staffing, general conditions, and general requirements) and schedules.
- Assist in constructability reviews.
- Maintain influencer relationships within the markets (clients, architects, engineers, owner’s representatives, trade contractors, etc.).
- Ensure effective client communication, providing clear and consistent updates throughout preconstruction and construction.
- Collaborate with project teams, working closely with executives and other members to facilitate a smooth transition from preconstruction to construction.
Qualifications
- B.S./B.A. degree in Business, Construction Management, Engineering, Architecture, or a related discipline and a minimum of 15 years of relevant experience.
- Minimum of 10 years of experience in the Senior Living Construction Industry.
- Professional licenses and registrations are a plus.
- Experience in Business Development is required.
- High level of communication skills to lead meetings and presentations that build confidence, trust, and success with clients.
- Valid driver’s license and ability to travel as necessary; willing to work additional hours, including evenings, to meet business goals.
Physical Requirements
In a normal day, the employee must be able to stand, sit, and walk for 4‑6 hours; drive 1‑4 hours; lift/carry up to 20 lbs.; frequently lift/carry up to 10 lbs.; use upper extremities for grasping, pushing/pulling, and fine manipulation; frequently bend at the waist and squat; occasionally climb ladders, reach above shoulders, kneel, crawl, work with foot controls, and/or work at heights above 6 feet.
