Junior Asset Manager

The Junior Asset Manager assists with the oversight of the properties in the multi-family housing portfolio. The Junior Asset Manager assists in the administration of long-term Capital Planning as well as the monitoring of short-term cash flow. The Junior Asset Manager will monitor Property Management Agent in areas such as: regulatory compliance, contract obligations, financial performance, and risk management.

Responsibilities

Assists in developing and meeting operational goals for all multifamily properties

Assists the annual budgeting process, cash management, capital replacement planning and reserve analysis

Tracks and ensures compliance with all funding regulations and reporting requirements for all agreements of the CCHS multi-family portfolio

Assists with the oversight and monitoring of the Property Management Agent to ensure performance benchmarks are clearly defined and are being met or exceeded.

Works with the property management and asset management teams to ensure appropriate crisis management and site security.

Conducts site visits, inspections and reviews on a quarterly basis and provides a written report to include photographs

Helps maintain good public relations with the community and tenants that are consistent with the CCHS Mission, Vision and Values.

Collaborates with resident services to ensure that resident services and property management are compatibly carried out.

Assists in the oversight of marketing and lease up activities.

Assists in the transfer process required to preserve existing affordable housing developments

Works with the development team on tenant relocations (acquisition/rehabilitation)

Works with the development team on the Capital Needs Assessment and the development a scope of work for rehabilitation projects

Responsible for planning, overseeing, coordinating rehabilitation work with General Contractor

Provides administrative support as needed to the Senior Asset Manager

Information tracking and project management

Perform other duties as assigned

Qualifications Job Requirements:

Education & Experience

High school diploma with a minimum of 5 years of experience in asset/property management or a related field required.

Bachelor\'s degree in a closely related field with at least 1 year of experience in affordable housing can be substituted to meet the 5-year experience requirement.

Special Skills

Ability to be work independently, self-motivated and complete job responsibilities with little or no supervision

Ability to work efficiently in a team setting

Ability to communicate effectively both orally and in writing

Working knowledge of Microsoft Office suite

Working knowledge of Washington state and national affordable housing funding sources and compliance requirements

Licensure, Registration, Certification

Valid Washington State driver’s license and minimum required liability insurance for WA State

Must be deemed insurable as determined by Catholic Charities’ liability insurance provider

Employment Is Conditional Upon

Being cleared by criminal background check and fingerprinting when required

Work Schedule Monday - Friday, 8am to 5pm

Wage Range $31 - $37 per hour, depending on education and experience
