Position Overview The primary responsibility of the Leasing Consultant position is to lease apartments to prospective residents by effectively demonstrating value in the features and amenities of the community and specific floor plan styles. In this role, the associate should maintain a positive rapport with future residents and provide a high level of detailed follow‑up with prospects. The individual should display a proactive, positive attitude and be willing to assist in all aspects of leasing, marketing, and customer service.

Leasing Consultant Job Description Reports to: Executive Director

FLSA Status: Full-Time, Non‑Exempt

Essential Job Functions And Responsibilities

Become an expert on the features and amenities of the community and specific floor plan styles, understanding how these compare to local market competitors and presenting sound information to prospects.

Respond promptly to phone calls, emails, and other inquiries, demonstrating a sense of urgency in assisting prospective and current residents.

Conduct timely follow‑ups on leads for new leasing opportunities and overcome prospect objections.

Maintain accurate records, including prospect data, rental applications, and document reviews.

Present the community, model apartments, and amenities to prospective residents in a professional and knowledgeable manner during tours.

Provide excellent customer service to residents, ensuring satisfaction and retention.

Manage future resident listings, notifying applicants of availability in a timely fashion.

Update availability information promptly and process future resident list applicants to fill vacant apartments.

Evaluate applicant qualification documents and prepare lease documents for approval and execution by the Leasing Manager or Executive Director.

Calculate rent pro‑rations, security deposits, and other move‑in costs, and communicate ongoing rental charges to residents.

Apply knowledge of tenant/landlord regulations and lease guidelines when communicating with residents.

Ensure the leasing office, models, vacant apartments, and common areas are tour‑ready, reporting deficiencies to the Leasing Manager or Executive Director.

Interact amicably with prospects, applicants, and residents, maintaining a “service‑minded” attitude and addressing their needs and concerns.

Exercise discretion and maintain confidentiality regarding coworkers, management, owners, residents, and vendors.

Adhere to regulations related to the Fair Housing Act.

Maintain consistent and timely attendance, setting an example for coworkers in punctuality.

Perform other job‑related duties as assigned.

Knowledge, Skill And Abilities

Bi‑lingual preferred (English/Spanish).

Word/Excel/General computer skills required.

Real Page/OneSite experience preferred.

MAC computer experience preferred.

Ability to work a flexible schedule, including weekends; Monday through Sunday, 9 am – 6 pm.

Ability to resolve resident concerns while maintaining a friendly, professional demeanor.

Ability to write and communicate professionally.

Demonstrate sound decision‑making when assisting prospects or current residents.

Show teamwork by assisting co‑workers.

Communicate professionally and adapt interpersonal skills to a variety of audiences.

Must possess a valid driver’s license.

Must have reliable transportation.

Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard office duties.

Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while touring prospects throughout the community.

Occasionally lift and/or move up to 40 lbs.

Frequently use common office equipment, telephone, computer, keyboard, mouse, two‑way radio, and a variety of different keys.

Position Specifics & Benefits

Full‑time position.

96 hours PTO accrued each year for first two years of service.

136 hours of PTO each year after two years and above.

176 hours of PTO accrued each year after seven years of service.

Health/Dental/Vision/Life insurance available after 30‑day waiting period.

401(k) with 3% employer contribution.

Good background required.

90‑day probationary period.
