FLSA STATUS: Exempt Position Summary

The Compliance Specialist is responsible for ensuring ongoing compliance with the Low-Income Housing Tax Credit (LIHTC) program across assigned properties. This role requires a detail-oriented professional with strong organizational skills and the ability to support on-site teams in maintaining regulatory compliance. Primary Responsibilities

Review and maintain tenant files and computer records in accordance with LIHTC regulations. This includes eligibility reviews for new move-ins and recertifications, ensuring accurate documentation of household composition, income, and student status. Ensure compliance with all applicable financing programs for new admissions. Review inspection and audit findings, assist in preparing responses, and ensure timely correction of non-compliance issues. Monitor and verify the accuracy of property data in state housing portals, working with site teams to ensure timely updates. Travel to NC and SC properties to provide on-site compliance support and one-on-one training as needed. Attend state agency reviews and support site teams during audits. Participate in all required company training. Respond promptly and professionally to inquiries, phone calls, emails, and other correspondence. Job Requirements

Minimum of 5 years of experience in affordable housing compliance. Proficiency in managing multiple tasks and meeting deadlines under pressure. Strong problem-solving and time management skills. High level of dependability and punctuality. Proficient in Microsoft Office and property management software; strong computer literacy required. In-depth knowledge of LIHTC program rules and regulations. Affordable housing certifications (e.g., HCCP, TCS) are preferred. Excellent written and verbal communication skills. Self-starter capable of working independently with minimal supervision. Ability and willingness to travel as needed.
