Job Summary The Regional Property Manager will oversee a portfolio of residential communities across Texas, Missouri and Tennessee. They must have excellent leadership, interpersonal, organizational, communication and time management skills with proven personnel and financial management expertise. The Regional Property Manager is responsible for the overall management and financial success of all assigned properties in the portfolio. The position reports to the Director of Property Management and will collaborate across multiple lines of the organization. Must be based in Dallas, TX.
Essential Job Functions
Manages the day-to-day operations of the assigned properties within the approved annual operating budget and business plan to maximize NOI.
Regularly monitors each community budget within the portfolio. Reviews financial statements compares to budget and accounts for monthly variances. Implements new strategies or recommends budget adjustments when needed to meet community objectives and goals.
Monitors and manages the portfolio rental rates to maximize income, participating in Revenue Management pricing calls.
Reviews and recommends all contractors and major purchases for approval.
Approves payroll, accounts payable, large purchase orders and expense reports.
Analyzes and reviews annual budgets prepared by assigned Property Managers prior to submitting to the Director of Operations for final review.
Prepare daily, weekly, monthly, quarterly and annual reports as dictated by Ownership reporting requirements.
Coordinates with the Director of Property Management and the Asset Manager to manage investors’ expectations and to set attainable goals. Keeps the Director of Property Management informed of major projects, accomplishments, and setbacks for communities within the portfolio.
Responsible for residential lease administration process, such as tenant lease files are complete and annual audits
Experience and developed management and supervisory skills sufficient to lead, direct, evaluate, and mentor subordinate and peer team members.
Uses effective techniques to screen, hire and train new Property Managers.
Assists Property Managers with interviewing and training all site employees.
Oversees, implements, and participates in on-going staff training, coaching, and counseling. Monitors management of staff and overall staff performance. Develops employees by providing feedback and growth opportunities. Delegates responsibilities and projects when appropriate.
Regularly holds staff meetings to disseminate information, review performance and set expectations.
Ensures all corporate responsibilities and administrative functions pertaining to staff are timely.
Documents performance properly, completes timely performance evaluations with helpful feedback and addresses performance deficiencies immediately and in writing, when necessary. Communicates performance issues to the Management Team, and terminates per company guidelines, when necessary.
Promotes a positive work environment with effective leadership and by setting the example and supporting staff members.
Ensures each community is actively implementing effective outreach marketing and renewal programs.
Responsible for ensuring budgeted occupancy is achieved through Leasing and Marketing.
Maintain on-going, in-depth knowledge of associated market, market rents and demographics to strategically evaluate and make recommendations for future leasing activity.
Addresses current and former resident situations in accordance with Company guidelines in a timely manner.
Sets expectations and addresses issues with vendors or contractors.
Education and Experience
2+ years of experience as an Area Property Manager or Regional Property Manager required.
Ability to work independently from a remote office
Ability to travel up to 70% across Texas ( Austin, Dallas, San Antonio), St. Louis, MO, Cordova, TN.
Financial acumen and prior experience creating and operating within a budget is required
Proficiency with Microsoft Office Suite (Word, Excel, Outlook) is required
Proficiency with property management system RealPage or similar is required
Proficiency with pricing optimization system Yieldstar or similar is required
Bachelor's degree is preferred
A valid Driver’s License and reliable transportation may be required based upon specific property needs
