
Regional Real Estate - Senior Manager (DMV)

Summary
Lidl US is searching for the next Senior Manager to join our team! As part of our expansion across the US east coast, we are now looking for an enthusiastic, highly motivated and driven professional to join the Real Estate team in our DMV Regional Property Office. Real Estate is a fast paced and challenging area of the business, where you will be expected to drive and implement the expansion of new stores. This role reports to the Real Estate Director and manages Analyst and Specialist in Real Estate Acquisition and Development as well as mentors Managers. This exciting opportunity is ideal for a confident, experienced individual prepared to make their mark on the business by supporting the development and growth of Lidl US.
What You’ll Do Essential Functions
Supervise Analyst and Specialist support roles to the Real Estate and Construction functions in the region, develop and mentor Managers
Contribute to the development of the store expansion strategy and market plan in the assigned territory with the real estate team and leadership
Work with local brokers to study and tour individual submarkets and identify and pursue opportunities within each submarket
Achieve KPI targets set by Real Estate Director and Vice President
Organize and lead market and site visit tours with Real Estate Director and Vice President
Conduct due diligence assessments with external consultants to confirm budget, schedule and concept plans
Manage and negotiate with broker representatives an ongoing pipeline of LOIs
Work with internal and external counsel to negotiate lease and purchase agreements
Develop civil and building design plans for entitlements in collaboration with construction colleagues
Secure entitlements and permits for proposed sites, including, as applicable, zoning modifications, site plan approval, building permits, signage permits and bonds
Network within the industry as a front-facing representative of the company and brand
Implement and manage assigned projects and company commitments through effective project management and collaboration with stakeholders
Develop, monitor and report detailed budgets, schedules, and status on projects through systematic data maintenance
Communicate project milestones progress and challenges to senior leadership
What You’ll Need Required Knowledge, Skills, Abilities
Knowledge of real estate acquisition and lease process, purchase and sale process, real estate and contract law, retail real estate markets, real estate valuation, civil and building design, development entitlement processes for assigned regions, and best practices of real estate project management
Experience managing third party consultants such as brokers, architects, engineers and attorneys
Experience managing and mentoring an internal team of direct reports
Excellent supervisory skills with the ability to develop others
Excellent verbal and written communication
Excellent collaboration skills with team members and other departments
Excellent interpersonal, negotiation, and conflict resolution skills
Excellent organization and attention to detail
Excellent time management with a proven ability to meet deadlines
Self-motivated with ambition and focus on quality work and volume output
Strong analytical approach and problem-solving
Ability to prioritize tasks and to delegate when appropriate
Proficiency in project management, budget management, and other customized software systems
Proficient in Microsoft Office Suite, Google Suite, or related software
Required Education, Certifications/ Licenses, Related Experience
Bachelor’s degree in Business, Real Estate, Construction Management, Urban Planning, Project Management or related field
5+ years of experience in a related field
In lieu of degree, 7+ years of experience in related field will meet the education and related experience requirements listed above
Valid US driver's license, or the ability to obtain one
Physical Job Requirements
Prolonged periods sitting at a desk and working on a computer
Must be able to lift up to 30 pounds at times
Travel Requirements
This position commutes between regional property office, stores, distribution centers, HQ, potential sites, construction sites, and/or trade conferences and events up to 75% of the time
This position requires overnight domestic travel up to 10% of the time
