Position Overview Our client is seeking a motivated and experienced Property Manager to oversee the daily operations of approximately 350 residential units located in New Jersey, along with additional properties within the broader metropolitan area.
This role is responsible for property performance, regulatory compliance, maintenance coordination, financial oversight, and resident relations. The Property Manager will serve as a key liaison between ownership, residents, vendors, and internal leadership, ensuring properties operate efficiently while maintaining high service standards.
The position offers flexibility to work from either the Rockland County, NY or East Orange, NJ office locations, with regular on‑site visits to New York City properties.

Salary:
$55,000 – $85,000 (commensurate with experience)
Key Responsibilities
Manage all aspects of property operations including maintenance, financial performance, and resident relations
Ensure compliance with NJ regulations, Department of Buildings (DOB) requirements, landlord‑tenant laws, and lease agreements
Coordinate property maintenance and repairs, ensuring timely completion and quality standards
Communicate regularly with investors, ownership, and senior leadership regarding property performance and operational updates
Develop and implement property policies and procedures to maintain safe and well‑maintained living environments
Handle resident inquiries, concerns, and complaints professionally while working toward timely resolution
Manage vendor relationships and negotiate service contracts for maintenance, landscaping, security, and other services
Monitor budgets, expenses, and rent collections to support financial performance goals
Supervise on‑site staff and foster a positive, accountable team culture
Qualifications
Minimum of 3 years of property management experience, preferably within New Jersey
Strong knowledge of local rental market trends, Section 8 housing guidelines, landlord‑tenant regulations, and building maintenance practices
Experience with NJ compliance requirements and DOB regulations preferred
Excellent communication, negotiation, and problem‑solving skills
Demonstrated leadership ability with experience managing teams or vendors
Strong organizational skills with the ability to prioritize multiple responsibilities
