Position Overview

Job Title & Type Leasing Manager – Full‑time. Standard schedule Monday–Friday, 8:30 am to 5:00 pm. Nights or weekends may be required as business needs dictate.
Property 109 Tower – centrally located housing community with 149 units and 542 beds, designed for Florida International University students.
Compensation Annual salary range $42,181 – $53,595 plus bonus potential. Final offer based on education, experience, skills and location.

Responsibilities & Duties
Lead the property team to achieve a minimum of 95% occupancy each year.
Utilize effective sales strategies to maximize revenues while keeping concession spend at or below budget.
Conduct all tours, respond to leasing inquiries, and follow up with prospective residents.
Train and develop Leasing Specialists and/or Community Assistants when the Leasing Manager is absent.
Demonstrate excellent customer service during every encounter with residents, prospects, vendors, officials, and community members.
Assist in marketing efforts on campus and in the community, and help plan customer appreciation events and other special events.
Stay expert on current market conditions, trends, and local competitors.
Manage all administrative, inventory, and reporting tasks within the department.
Requirements
Bachelor’s degree in Sales, Marketing, Business Administration, or related field, and/or one or more years of progressive experience in student housing.
Relevant property management, student housing, or sales/marketing experience is a plus.
Knowledge, Skills & Abilities
High level of integrity and professionalism.
Strong administrative, organizational, and communication skills.
Self‑motivated and excels in a team environment.
Understanding of basic property management standards including Fair Housing laws, tenant/landlord rights, and general real estate principles.
Experience with Entrata software preferred.
