The

Senior Associate, Asset Management

supports the performance and value creation of Carmel Partners’ multifamily portfolio. This role focuses on optimizing property operations and maximizing investment returns at both the asset and portfolio levels.

The Senior Associate independently manages a portfolio of multifamily assets within an assigned region and partners closely with the Vice President of Asset Management, property management teams, and internal stakeholders to execute business plans, drive operational performance, and support strategic initiatives. Asset assignments may change based on business needs.

What you’ll do

Partner with the Vice President of Asset Management to drive operational performance and value creation across a regional portfolio of multifamily assets.

Independently manage assigned properties, overseeing financial performance, business plan execution, lease-up strategy, and operational initiatives.

Lead preparation and presentation of Quarterly Asset Reviews (QARs) and Annual Business Plans (ALBPs), analyzing performance relative to budget, trends, and strategic objectives.

Analyze financial results, operating metrics, and market conditions to inform asset-level strategy.

Participate in bi-weekly revenue management calls, recommending pricing and revenue strategies based on occupancy trends, lease expirations, and historical pricing data.

Support the transition of new developments into lease‑up, including development of lease‑up playbooks, business plans, and pricing tools.

Serve as the primary liaison with third‑party property management teams to ensure execution of business plans and operational initiatives.

Conduct monthly financial reviews with onsite teams and internal stakeholders to evaluate property performance relative to budget.

Lead the annual budgeting process for assigned assets in partnership with property management teams.

Collaborate with Development, Construction, and Investments teams on new developments, renovations, and repositioning strategies.

Support investment underwriting, including market research, financial analysis, and participation in physical due diligence.

Assist with asset dispositions by coordinating with property management and the Investments team to support positioning and sale execution.

Conduct market research, competitive analysis, and property visits to maintain current market intelligence.

Identify opportunities to improve operational efficiency and asset performance.

Contribute to Asset Management initiatives that enhance reporting, tools, and operational processes.

Build strong relationships with internal teams and external partners to support effective execution of asset strategies.

Travel periodically to other Carmel regional offices.

Perform other duties and special projects as assigned.

What you’ll bring

Bachelor’s degree in real estate, Finance, or a related field required; master’s degree preferred.

5+ years of relevant real estate experience with a master’s degree, or 7+ years with a bachelor’s degree.

Strong understanding of multifamily asset management, including financial analysis, lease‑up strategy, operating performance, and asset valuation.

Advanced financial analysis skills and strong proficiency in Microsoft Excel and PowerPoint.

Experience with property management and revenue management systems such as Yardi, LRO, or similar platforms preferred.

Familiarity with emerging data and analytics tools and the ability to leverage data insights to support asset strategy and operational decision‑making.

Strong communication and presentation skills, with the ability to convey analysis and recommendations clearly to senior leadership and cross‑functional teams.

Strong organizational and time management skills with the ability to manage multiple assets, priorities, and deadlines.

Analytical, solutions‑oriented mindset with sound judgment and attention to detail.

Collaborative team player with strong interpersonal skills and a high level of integrity and accountability.

Base

compensation range

$130K to $140K . Total compensation for this role also includes a

bonus incentive
