Job Summary The Assistant Property Manager will be an integral member of the property management team overseeing properties in the NYC Metropolitan Area. Provides primary administrative and operational support to the Property Manager and General Manager. This individual will be responsible for the day‑to‑day operational oversight of assigned properties ensuring contracted services are provided in accordance with CHCP standards, contract administration, maintaining and strengthening relations with building tenants through pro‑active customer service and consistent communication, assisting with rent collection and the A/R & A/P process, budget management, and lease administration.

Job Requirements

Bachelor’s degree preferred or equivalent combination of education, training, and experience.

1‑2 years’ experience in commercial property management required. Prior experience as a Tenant Coordinator desirable.

Financial management skills appropriate to the position with the capacity and desire to grow.

Ability to manage building operations and the teams that support them.

Proficiency in Microsoft Office Suite (Word, Excel, Outlook, and PowerPoint) is required.

Experience with other software applications such as MRI and Yardi preferred.

Ability to prioritize tasks and manage own time effectively.

Strong written and verbal communication skills.

Excellent tenant/customer relations skills.

Strong problem‑solving skills.

Strong teamwork and leadership skills.

Job Responsibilities Administrative:

Assist the Property Manager in the day‑to‑day operations, including tenant relations and administrative tasks at assigned properties.

Serve as a point of contact for tenants, addressing concerns and maintaining good relations through pro‑active customer service and constant communications.

Coordinate tenant moves, construction and capital projects to ensure operational continuity and avoidance of negative operational impacts.

Represent the company as an ambassador of the building alongside the Property Manager.

Support leasing efforts by coordinating property tours and maintaining up‑to‑date leasing information.

Assist the construction team with various project management administrative tasks.

Financial:

Assist in preparing and managing property budgets, financial reporting (variances, accruals, invoicing, billbacks, etc.), and lease administration.

Oversee rent collection and manage accounts receivable and assist with tenant default processes in support of PM/SPM/GM.

Operations:

Ensure that contracted services – cleaning, security, engineering, etc. – are provided in accordance with CHCP standards and contract specifications.

Administer all service contracts, purchase orders and other purchasing related documentation in accordance with CHCP procedures.

Conduct regular property inspections to identify and address any issues proactively.

Maintain accurate records of property‑related documents, including leases, contracts, COIs, and maintenance logs.

Ensure compliance with all applicable local, state, and federal regulations related to property management.

Tenant Services:

Oversee the operation of building amenities, including daily coordination of conference center bookings.

Organize tenant events (food drives, blood drives, nonprofit fairs, holiday gatherings, etc.).

Communicate to tenants about issues such as power shutdowns, maintenance work, building holidays, and tenant events.

Compensation

The salary range for this position is $70,000 – $85,000, depending on work experience.

Annual performance‑based discretionary bonus opportunity.
