Job Summary The Foreclosure Specialist is responsible for evaluating loans to determine if foreclosure is best course for Planet Home Lending and its investors. This position will refer loans to approved attorneys, and monitor to ensure foreclosure and bankruptcy activity meets timelines established by Planet Home Lending or its investors. Maintain state and regulatory compliance. As well as assist attorney in responding to any defensive or litigated matter.

Essential Duties and Responsibilities

Evaluates loans to determine if foreclosure is the best course of action for Planet Home Lending and its investors. Ensures pre-foreclosure requirements have been satisfied.

Refer accounts to approved Planet Home Lending attorneys to initiate and foreclose within established foreclosure timelines through conveyance.

Monitor attorney progress during the foreclosure process, instruct attorney on activities to complete actions, facilitating timely doc execution, and invoice processing.

Maintain foreclosure workstation tracking and coding, timely reporting of foreclosure milestones, and obtaining approvals as needed from the investors or agencies.

Uphold state and regulatory compliance prohibiting dual tracking, other foreclosure holds, and responding to complaints.

Knowledge investor requirements to ensure the foreclosure actions are in full compliance with requirements.

Utilizing Planet Home Lending approved attorneys to defend, resolve and/or settle any counterclaims/defenses made by the mortgagors or third parties.

Other duties as assigned.

Position Requirements Education

College degree in Business, or work experience equivalent preferred.

Experience

Minimum two (2) years of Foreclosure, or paralegal or law firm experience

Minimum one (1) year of default mortgage servicing

Functional/Technical Skills

Knowledge of mortgage banking practices and procedures including familiarity with FHMLC, FNMA, VA, FHA , USDA guidelines and timeframes.

Working knowledge of Default Servicing procedures

Effective verbal and written communication skills

Strong mathematical skills

Strong attention to detail

Ability to multi-task and manage time effectively

Must be flexible, organized and have the ability to manage multiple priorities and meet strict deadlines in a fast-paced work environment

Ability to problem-solve effectively

High proficiency in Microsoft Office products including Excel, Word, Outlook. LPS servicing system experience preferred
