Position Overview
Keystone Custom Homes is seeking a motivated Civil Designer I to join our Civil Engineering team. In this role, you will be responsible for the civil design and drafting of individual homesites in coordination with approved land development plans. You will also provide preliminary review and support to the Director of Civil Engineering related to land planning, design, and development of new residential communities. This is an ideal opportunity for a detail-oriented designer with strong CAD skills and a passion for residential site design who is eager to grow within a collaborative, project-driven environment.
Key Responsibilities Site Design & Drafting Produce civil design drawings and plan sets using AutoCAD and Civil 3D throughout the homesite lifecycle—from initial sale through design development and permit-ready plan finalization.
Coordination & Collaboration Work closely with internal civil engineers, providing drafting and plan production support at each phase of a project. Coordinate with the Design Team to incorporate client requests and site-specific customizations into civil plans. Partner with the in-house survey team on all aspects of houseline stakeout processes.
Permitting & Review Support the Land and Permitting teams throughout the house permitting process, with a focus on divisional jurisdictional requirements (PA, MD, VA, NC, SC). Perform reviews of internal engineering deliverables following training on established quality-control processes.
Qualifications Required Certificate or Associate's degree in Drafting/CADD Technology, Civil Engineering Technology, or a related discipline—or equivalent demonstrated professional experience. 5+ years of experience in civil design, civil engineering support, or a closely related field. Proficiency in AutoCAD and Autodesk Civil 3D. Solid understanding of grading, drainage, utility layout, and local/state regulatory requirements. Ability to manage multiple projects simultaneously, prioritize effectively, and meet deadlines in a fast-paced environment. Strong communication and interpersonal skills with the ability to collaborate across multidisciplinary teams.
Preferred Experience with residential land development or custom home site design.
Additional Familiarity with State municipal permitting processes (PA, MD, VA, NC, SC).
