About The Role We are seeking an
Assistant Property Manager (APM)
to support the management and operations of affordable housing communities. The ideal candidate will help ensure
financial performance, regulatory compliance, and high occupancy levels
while delivering excellent customer service to residents and partners.
The APM will assist in
leasing activities, compliance documentation, waitlist management, and resident relations , while also supporting property operations and maintenance coordination.
Key Responsibilities Leasing & Occupancy
Maintain property waitlists, including semi-annual purging to ensure accurate and viable leads.
Assist applicants with the waitlist and application process through the property management system.
Manage new resident application activities, including qualification guidance and lease processing.
Monitor vacancy levels weekly to maintain occupancy of 97.5% or higher.
Support marketing efforts to maintain strong curb appeal and property visibility.
Compliance & Documentation
Prepare and manage leases, renewals, and annual recertifications for various housing programs.
Ensure resident files are complete, accurate, and audit‑ready in both digital and physical formats.
Assist residents through the recertification process when required.
Coordinate with housing partners and third‑party agencies for subsidy programs and rental assistance.
Resident & Community Support
Provide professional customer service to current and prospective residents.
Address resident concerns, transfer requests, and accommodation requests.
Follow up with third parties responsible for security deposits or rental payments.
Maintain strong relationships with vendors, housing partners, and internal teams.
Property Operations
Support the Property Manager in day‑to‑day property management activities.
Ensure maintenance work orders, preventive maintenance, and apartment turnovers are completed within company timelines.
Conduct regular property walks and report any issues requiring attention.
Assist in bi‑annual unit inspections and general property upkeep.
Financial & Administrative Support
Track and process tenant rent portions when required by housing programs.
Monitor market‑rate units, including rental pricing adjustments and renewals when applicable.
Maintain documentation and compliance for subsidy programs and rental assistance.
Required Qualifications
High School Diploma required; college degree preferred.
2+ years of property management experience, preferably in multi‑site operations.
Knowledge of affordable housing programs and compliance requirements preferred.
Familiarity with property management software (Yardi preferred).
Strong organizational, communication, and customer service skills.
Valid driver's license and insured vehicle required for travel between properties.
Work Environment
Occasional flexible work hours may be required.
Ability to travel between property locations.
Work may involve communities located in transitional neighborhoods.
