Position Overview Reporting to the Investor Lending Consultant Leadership Team, the Investor Lending Consultant is responsible for proactively soliciting investors of non‑owner‑occupied properties to achieve established loan quality and production goals. This role manages both company‑generated referral sources and self sourced loan opportunities to support customers in Fix and Flip, Refinance, and Purchase loan originations. The position actively develops, manages, and sustains strong relationships with mortgage brokers and referral partners, serving as a trusted lending resource to drive repeat business and long‑term growth.

The position responds to customer inquiries and referrals, conducts interviews with prospective borrowers, analyzes financial and credit data, determines financing objectives, and advises customers on product options, pricing policies, and program guidelines. The consultant is expected to maintain a strong working knowledge of lending programs, regulatory requirements, and compliance standards, including adherence to HMDA‑rules and professional ethical practices.

Core Functions and Responsibilities:

Effectively utilize the lead management system to track, organize, and manage daily lead flow.

Evaluate loan applications and documentation for creditworthiness, liquidity, and net worth.

Review and analyze credit, financial data, and business structures.

Identify and understand customer financing objectives and goals.

Attend virtual and in‑person conferences, workshops, and events to build referral partnerships and expand the customer base.

Collect required supporting documentation and provide complete and accurate loan packages for processing.

Present appropriate loan products and programs and clearly explain related guidelines.

Deliver exceptional customer service by clearly communicating loan terms, maintaining consistent follow‑up, and remaining available to answer customer questions.

Demonstrate strong knowledge of commercial loan processing, underwriting, and closing procedures.

Perform additional duties and responsibilities as assigned.

Qualifications:

High School Diploma or GED required, Associate or Bachelor's degree preferred

2+ years experience in mortgage/loan industry sales, with a proven track record of exceeding sales targets and building strong client relationship

Ability to utilize pricing sheets and product guidelines and communicate accurate information to customers

Hands‑on knowledge of the loan origination process

Demonstrated success in a high‑volume, fast‑paced environment

Proficiency with MS Word, Excel, and Outlook

Compensation and Benefits Compensation Range :

$40K-$175K+ (base plus commission)

Compensation within this range may vary based on each candidate's job‑related expertise, skills, and experience. Final offers are determined individually, reflecting the unique qualifications of each candidate.
