Summary
Leasing Agents are responsible for executing the properties leasing strategies to achieve occupancy and revenue goals while considering all aspects of the community to maintain the highest standards of excellence and resident experience. Conduct all business in accordance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
Leasing
Utilize property goals and Company leasing expectations and procedures to accurately respond to leads, greet prospective residents, qualify, determine needs and preferences, professionally present the community, utilize feature/ benefit selling, close the lease, and provide detailed follow‑up.
Correctly complete all lease applications and screening in a timely manner, verify income through 3rd‑party vendors as applicable along with other pertinent information, and submit for approval.
Manage the entire leasing process, including leasing apartments, collecting all required documentation, verification and 3rd‑party processing, and submit for approval.
Properly complete all lease paperwork and accept rent, deposits, and fees.
Inspect apartments prior to each move‑in and prepare all necessary move‑in items for resident satisfaction.
Answer and address incoming calls from prospective and current residents, vendors, and guests.
Accept maintenance requests from residents and ensure they are properly documented.
Maintain high resident satisfaction ratings and community reviews.
Ensure timely and accurate communication with residents, applicants, and prospects.
Maintain in-depth knowledge of market conditions and trends to maximize the profitability of the community through market surveys.
Complete daily opening procedures.
Address resident concerns as needed, complete timely resident follow‑up to ensure resolution; seek and involve Property Management support as needed.
Maintain updated and accurate renters’ insurance policies for residents.
Ensure community is properly maintained and meets Company’s brand standards.
Collaborate with the Marketing Department to complete monthly outreach marketing to increase traffic and cultivate long‑term relationships.
Reporting
Update the market survey report on a weekly basis.
Review all online presence for accuracy weekly and report any discrepancies.
Accurately document resident records to reflect rent, deposits and fees received daily.
Ensure occupancy, leasing and closing ratio goals are understood for achievability.
Organize, review, and file all applicable reports, leases, addendums, etc.
General
Participate in local apartment association, Company activities, and community networking opportunities.
Uphold and enforce community policies as necessary.
Complete Company required continuing education and training courses.
Uphold the Company standards of professional appearance.
Flexibility in schedule which may include nights and weekends.
Regularly attend community events.

Working Conditions This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, etc. The position may require travel. Individual will encounter climate change during traveling via a vehicle, train or plane.
Physical Demands Leasing Agents will have to spend long hours sitting, standing, and providing tours of the property which can cause muscle strain. The Office Support Worker may also have to do some light lifting of supplies and materials from time to time. Environmental Conditions May have to manage a number of projects at one time, and may be interrupted frequently to meet the needs and requests of residents, clients and contractors. The agent may find the environment to be busy, noisy and will need excellent organizational and time and stress management skills to complete the required tasks.
Sensory Demands Sensory demands include use of the computer, which may cause eyestrain and occasional headaches. The office may be noisy and busy making it difficult to concentrate.
Mental Demands The agent will have to manage a number of requests and situations at one time. Stress may be caused by the need to complete tasks within tight deadlines.
