Overview
We are seeking a motivated and customer-focused
Leasing Specialist
to support the marketing and leasing operations at our residential community. This role is responsible for attracting prospective residents, conducting property tours, and guiding applicants through the leasing process to help achieve occupancy goals.
The Leasing Specialist plays a key role in creating a positive first impression of the property while delivering exceptional customer service to both prospective and current residents. The position works closely with the property management team to execute leasing strategies, maintain accurate leasing records, and support marketing initiatives that drive traffic and conversions.
Key Responsibilities
Respond to leasing inquiries from prospective residents via phone, email, and in person in a timely and professional manner.
Conduct property tours, showcase apartment homes and community amenities, and provide accurate information about pricing, availability, and lease terms.
Manage prospect follow-up through guest cards, CRM systems, and scheduled outreach to maximize leasing conversions.
Support the marketing of the community through social media, outreach events, and local partnerships.
Assist with application processing, verifications, and lease documentation in compliance with company policies and housing regulations.
Maintain organized and accurate resident files and leasing documentation.
Assist with move‑in coordination to ensure a smooth and welcoming experience for new residents.
Support resident retention efforts through positive resident engagement and customer service.
Ensure all leasing activities comply with Fair Housing laws and company policies.
Perform additional tasks or special projects as assigned by property management.
Skills & Competencies
Strong interpersonal and communication skills.
Excellent customer service and sales abilities.
Organized and detail‑oriented with the ability to manage multiple tasks.
Comfortable using property management software (such as Yardi, RealPage, or similar systems).
Familiarity with social media marketing and online leasing platforms is beneficial.
Knowledge of Fair Housing regulations required; LIHTC or affordable housing experience is a plus.
Working Conditions This position is primarily office‑based but requires frequent movement around the property to show apartment homes and community amenities. Flexibility to work evenings or weekends may be required based on leasing demand.
