Job Summary
The Property Manager is required to oversee various single, multifamily, and commercial rental properties while maintaining positive relationships with existing tenants.
Essential Functions / Accountabilities
Currently assigned to Sofia
Oversee the day-to-day operations of the leasing office including checking messages, following up on emails, opening models and walking the properties.
Oversee the day-to-day work duties of leasing agent assigned to your office.
Provide hands on training for new leasing agents making sure to adhere to all Granville Policies.
Maintain the property vacancy, delinquency and prospect reports and provide them to Supervising Property Manager and the CEO/President.
Greet and tour potential renters and input prospect data into Appfolio and completing proper follow up.
Process new tenant applications per Granville Policy.
Conduct both Move-ins and Move-outs for all residents. This includes uploading inspections and pictures into Appfolio per the Granville Policy Manual.
Qualify residents who meet RDA requirements and submit documentation to Corporate Auditor by the 5th of each month for the previous month.
Collect rent, receipt, and submit for deposit to Accounts Payable within 3 days of receipt.
Serve 15-day notices for those residents who have delinquent accounts.
Address residents’ maintenance requests in an efficient and timely manner while being mindful of costs to owner.
Approve and submit invoices to the corporate office in a timely manner.
Process resident renewals while forecasting rent increases and potential vacancy.
Walk assigned properties to ensure excellent curb appeal.
Market unit online when needed. Ensure that all marketing info is accurate including rental rates, deposits, and availability.
Recognize any liability issues on the property and address and notify supervisor.
Address tenant related issues (i.e. Noise complaints, litter, pet issues).
Participate in Downtown Fresno Partnership meeting on a monthly basis.

Position Type / Expected Hours of Work
Hours can vary per assigned community. Typically, Monday through Friday 8:00 a.m. to 5:00 p.m. and on call as department needs demand.
Travel
Travel is primarily local during the business day in the metropolitan Fresno area.
Work Authorization
Must be eligible to work in the United States.
Minimum Requirements
Six years’ experience in a Resident Manager role with increasing managerial responsibility
A passion for providing exceptional customer service while upholding industry and company standards and compliance.
The availability to work a flexible schedule including some nights and occasional weekends.
