Capital Asset Management Director

Position Responsibilities

Senior housing capital leadership

Work with operators to prioritize capital needs and execution plans

Develop new, and leverage existing national relationships to leverage pricing and service

Technical expertise

Provide technical support to the property management and building engineers

Conduct and document property condition assessments, inclusive of base building systems

Review preventative maintenance performance, drive improvements to extend life of equipment

Evaluate and identify opportunities to reduce costs by reducing utility consumption or otherwise reducing operating expenses

Ensure technical capability of portfolio increases through vendor partnerships and training

Budgeting and Forecasting

Participate in preparation of annual capital budgets, tracking of monthly capital spend, and monthly capital forecasting

Ensure budgeted projects are on schedule and communicate variances

Communication

Provide detailed project updates in oral and written form as needed

Oversee and provide guidance to operators and third-party providers on regular cadence

Other Responsibilities

Reviewing contracts and providing input for legal review

Drive process improvement, with a focus on efficiency, and accurate data

Lead and coordinate third-party stakeholders including construction managers, architects & engineers (A&E), consultants, and operating partners, to deliver projects on schedule and within approved budgets, maintaining cost control and execution discipline

Asset-level oversight of major capital initiatives, including redevelopments and remediations; refine project scope, drive value engineering initiatives, and ensure alignment with approved investment objectives.

Position Requirements

At least 4 years of experience with senior housing, multi-family, or hotel capital management

Bachelor’s Degree in Mechanical, Electrical, Civil Engineering, Construction Management or Architecture preferred

At least 4 years of work experience in mechanical engineering, building design, construction management, project management, architecture field or closely related facility management environment

Experience in capital planning and cost estimating

Superior verbal and written communication skills, strong interpersonal skills

Staff management experience a plus

Strong research skills and ability to source a solution/option quickly when presented with a challenge

Adept at managing multiple priorities and tasks concurrently with limited oversight

Advanced Excel skills and working knowledge of Microsoft Office Suite - Word, PowerPoint, and Outlook

Strong analytical and problem-solving skills with the ability to work in a fast paced, high-volume environment

Demonstrate excellent organizational skills and attention to detail

Demonstrate an understanding of finance and real estate concepts

Ability to solve problems and facilitate creative solutions

Ability to safely climb and descend vertical ladders, navigate difficult terrain and tight spaces such as attics, building rooftops, or crawl spaces if deemed safe and necessary, and walk 5-10 miles per day without issue

Ability to work efficiently remotely and communicate effectively while traveling; ability to work well independently and in team/group environments

Travel as necessary up to 30%
