
Commercial Real Estate Acquisitions Analyst

FISYN is seeking a drivenCommercial Real Estate Acquisitions Analystto support our growing investment and development pipeline. This role is critical to our expansion across the Texas market, focusing on land acquisition and ground-up development.
The successful candidate will provide the analytical backbone for our investment decisions, specializing inasset valuationand the proactive identification of "red flag" risks during the acquisition phase.
Key Responsibilities
Financial Underwriting & Valuation: Conduct comprehensive financial analysis, including the creation of detailed pro-formas, cash-on-cash return projections, and internal rate of return (IRR) sensitivity analyses.
Risk Identification: Critically evaluate potential acquisitions to identify structural, financial, or market-based problems that could impede project viability or profitability.
Market & Supply/Demand Analysis: Perform rigorous quantitative and qualitative analysis of market dynamics to evaluate project timing and exit strategies.
Entitlement Support: Assist in navigating the regulatory landscape for land use, including zoning, permitting, and local government approvals.
Asset Performance: Consolidate and model financial data for owned assets, providing budget analysis and income statement forecasting.
Pipeline & Deal Sourcing: Interact with the FISYN team, outside brokers, and market participants to aid in sourcing new opportunities and managing the internal deal flow.
Strategic Documentation: Develop investment memoranda and presentations for senior leadership and external partners.
Candidate Requirements
Education: Bachelor’s degree required (Finance, Real Estate, or related field preferred).
Experience: 1–3 years of professional experience inCommercial Real Estateunderwriting and valuation.
Technical Proficiency: AdvancedExcel modelingskills and proficiency in the Microsoft Office suite.
Problem-Solving: A proven ability to scrutinize deal data and identify potential flaws in acquisition assumptions or property fundamentals.
Communication: Excellent written and verbal skills; ability to negotiate and interact professionally with lawyers, city officials, and property owners.
Preferred Qualifications
Entitlement Expertise: Direct experience in obtaining entitlements for properties and a working knowledge of how the municipal approval process works.
Local Knowledge: Familiarity with the Texas real estate market and regional land-use regulations.
Salary: $60,000 plus bonus on transactions resulting from your underwriting. Relocation assistance provided.
