The Senior Maintenance Director role is pivotal leader to each west coast community's success. AVE is seeking a Senior Maintenance Director who is hands‑on and leads by example. The ideal candidate thrives on a fast‑paced and diversified operation. This position will be responsible for guiding, training, and leading the onsite West Coast Maintenance teams.
This position will be based onsite in the Phoenix or Paradise Valley area. Flexibility to travel to all AVE west‑coast properties in Arizona and California is required (travel may be for multiple consecutive weeks at a time). Travel area subject to change based on growth and operational need.
Job Responsibilities Job Responsibilities include but are not limited to:
Support Maintenance Managers/Directors at all west coast properties (currently AZ and CA), communicating with them regularly and offering remote and in‑person assistance when necessary
Effectively communicate with each property and ensure the properties have the support they need to succeed
Serve as the point of contact for executive leadership as well as onsite leadership to ensure the maintenance teams onsite are meeting the brand expectations
Travel to all west coast properties (currently AZ and CA) to train and onboard new maintenance team members and assist with new property openings
Inspire and motivate the maintenance teams to achieve our high level of brand standards and overall resident experience
Schedule, communicate, and hold maintenance team members accountable for responsibilities, including project completion and daily tasks
Ability to work alongside the team and perform various maintenance functions in suites, amenity spaces, and common indoor/outdoor areas including but not limited to: painting, caulking, HVAC repairs, lock repairs, window/door repairs, electrical repairs, appliance repairs, preventative maintenance, and changing light bulbs, filters, batteries, etc.
Ensure the team is completing resident service requests in a timely manner
Assist team in preparing suites for move‑ins
Create and execute preventative maintenance schedules including inspections of HVAC systems, interior/exterior lighting, fire safety, power washing, and more
Manage outside vendor work performed at the properties from initial contact through completion, ensuring that you are effectively communicating the needs of the vendors and the team
Assist with the recruitment process for new maintenance team members including, resume review, phone screen and interviewing
Assist with budgeting for the maintenance department and identify areas for potential cost savings
Act as the point of contact for the EVP and VP of Asset when working on capital projects, acquisitions, and new openings
Job Requirements
5+ years of maintenance, construction, or related experience, i.e. plumbing, electric, carpentry, appliance repairs, etc.
Proven track record of leading a diverse, successful maintenance team of both salaried and hourly team members in multiple states
Experience implementing new systems and property management programs to meet the needs of the operation
Experience taking on new builds as well as established operations, ensuring construction is to the brand’s expectations
Multi‑site multifamily real estate or hospitality/hotel industry experience strongly preferred
Demonstrated leadership experience in managing a team, including coaching, mentoring, training, and holding team members accountable
HVAC certified a plus (we will sponsor certification if not already certified)
Positive and professional attitude
Reliable transportation for required on‑call rotation and property emergencies that may occur outside of normal business hours
Must be available to work the required full‑time schedule of Monday through Friday 8:00 am to 5:00 pm with on‑call rotation and flexibility with nights and weekends based on business need.
Compensation
$120,000‑$135,000/year
Individual compensation decisions will vary as the annual base compensation range provided is approximate and determined by a variety of factors including but not limited to experience, qualifications, education, and geographic location. AVE also offers additional bonus potential paid out on a monthly and/or quarterly basis (dependent upon the position), which is not included in the base compensation range listed above.
