EMPLOYEE OWNER POSITION PURPOSE We are seeking an experienced and dependable Commercial Trade Specialist – HVAC II Technician. To perform skilled work in the inspection, maintenance, repair, and installation of commercial heating, ventilation, air conditioning (HVAC), and plumbing systems. This position assists with preventative maintenance programs and responds to emergency service calls to ensure the safe and efficient operation of facility mechanical and plumbing systems.

JOB DUTIES AND RESPONSIBILITIES

Install, maintain, troubleshoot, and repair commercial HVAC equipment including rooftop units, air handlers, chillers, condensers, and ventilation systems.

Assist with preventative maintenance inspections and servicing of HVAC and plumbing systems.

Diagnose mechanical issues and perform necessary repairs on HVAC and related plumbing components such as pipes, valves, pumps, and fixtures.

Support installation, replacement, and upgrades of HVAC and plumbing systems in commercial facilities.

Respond to emergency maintenance calls and perform urgent repairs to minimize operational disruptions.

Maintain work orders, service reports, and preventative maintenance documentation.

Ensure compliance with safety standards, building codes, and environmental regulations.

Collaborate with other maintenance and trade personnel on facility projects and repairs.

QUALIFICATIONS

High school diploma or equivalent required; trade school or technical certification preferred.

Minimum of 4 years of experience in commercial HVAC maintenance and repair.

Working knowledge of plumbing systems and mechanical components.

EPA Universal Refrigerant Certification preferred or required depending on jurisdiction.

Ability to read blueprints, schematics, and technical manuals.

Strong troubleshooting, problem-solving, and communication skills.

Valid driver’s license may be required.

SPECIAL POSITION REQUIREMENTS

Must have and maintain a valid driver’s license, vehicle insurance, and driving record in compliance with Company policy.

Must have reliable transportation and tools.

PHYSYCAL REQUIREMENTS

Ability to lift, carry, push, and pull up to 50 pounds regularly and occasionally more with assistance.

Ability to stand, walk, kneel, crouch, bend, and climb for extended periods of time.

Ability to climb ladders and work on rooftops or elevated platforms.

Ability to work in confined spaces, mechanical rooms, crawl spaces, and outdoor environments.

Ability to use hand tools, power tools, and diagnostic equipment safely and effectively.

Ability to work in varying temperatures and conditions including heat, cold, and noise typical of mechanical environments.

Adequate vision, hearing, and manual dexterity to safely perform technical maintenance tasks.

SCHEDULE

Monday- Friday approx. 8:00 am- 4:30 pm

This position requires long hours to meet business needs, including being available for emergency needs.
