Job Overview We are currently seeking a dynamic Marketing Manager with 3+ years of experience, preferably in homebuilder marketing, to lead marketing efforts for Caldwell Homes. This is a fast‑paced, data driven role that works closely with the onsite Sales Agents, the President of Caldwell Homes, and the corporate marketing team to build brand awareness, generate qualified leads, and drive traffic to support home sales goals. The Marketing Manager will be responsible for planning, executing, and measuring a wide variety of strategic marketing initiatives across digital and traditional platforms, with a strong emphasis on ROI and lead generation performance.
Key Responsibilities Strategic & Marketing Planning
Develop and execute comprehensive marketing plans to support sales goals in Chambers Creek and The Highlands
Build brand awareness, generate leads, drive demand and increase onsite traffic to meet home sales projections
Establish KPIs and measure campaign performance quarterly, adjusting strategies as needed
Analyze lead data and conversion metrics to optimize marketing effectiveness
Marketing Execution & Brand Management
Monitor and oversee implementation of marketing initiatives with external agencies, designers, sign companies and media partners
Oversee and contribute to design of marketing initiatives such as website development and management, video production, digital marketing, e‑newsletters, content strategy, direct mail, social media, print advertising, collateral, referral programs and signage
Write and edit marketing copy as needed
Oversee online listings via HAR.com, Zillow, Trulia, and other resources
Oversee and ensure integrity of the homebuilding brand
Coordinate advertisement placement, monitoring various editorial calendars
Maintain a strong understanding of the competitive landscape and identify opportunities to strengthen brand presence
Budgeting and Performance Management
Assist in developing and managing the annual marketing budget
Oversee monthly budget expenditures while measuring lead generation performance and ROI
Seek the most cost effective and creative ways to reach target markets and achieve market awareness
Supplement and utilize central database management for reporting and lead insight
Event Coordination
Partner closely with onsite Sales Agents to align marketing efforts with sales needs
Build strong realtor relationships and coordinate onsite realtor events
Plan and execute homeowner events, model home grand openings, community events, promotional campaigns, etc.
Support traffic‑driving initiatives
Requirements
Bachelor's degree in marketing, PR, Communications or related field
3+ years of marketing experience, preferably in homebuilding/development
Experience with Active‑Adult housing (55+)
Experience with Community Grand Openings, Model Home Openings, Home Sales, and/or Pre‑Sale strategy
Excellent communication and organizational skills and the ability to manage details efficiently
Ability to work effectively in a fast‑paced environment with multiple priorities and frequent deadlines
Driven individual with the ability to work independently as a self‑starter
Work Environment This is a full‑time position with regular weekday hours; however, candidates must be flexible to work occasional evenings, weekends, and community events. Some activities may take place outdoors within the communities.
