The North American Real Estate & Facilities Director is a business-facing role that aligns regional real estate and facilities solutions with business strategy. This role engages with key business leaders to understand strategies, drivers, and requirements and ensures outcomes are delivered through the broader Real Estate and Facilities team and suppliers.

This role is based in Battle Creek, MI with hybrid options.

What You’ll Be Doing

Role accountable for supporting and leading continuous improvement of real estate and facilities strategies, processes, and best practices.

  • Personnel: 1 Direct Report
  • Assets Managed: $20 MM
  • Capital Budget: $6-8 MM
  • Expense Budget: $8 MM

Key Accountabilities

  • Real Estate – Lead and support strategies and processes related to owned and leased properties, reporting, analysis, and continuous improvements.
  • Facilities – Support contract governance for Facility Management suppliers; manage quarterly business reviews and collaborate with partners to analyze and report metrics, scorecards, and initiatives to achieve defined goals.
  • Finance – Support and lead financial processes including budgets, forecasting, variance reporting, purchase orders, invoicing, and accruals.
  • Capital – Administer capital planning, cash flow forecasting, and project prioritization with Engineering and Leadership teams.
  • Systems – Lead efforts to ensure relevant technical systems are in place, adhere to industry standards, and reduce risks.
  • Communication – Share risk solutions, best practices, and proactively partner with third parties as needed.

Stakeholder Engagement

  • Reports to Senior Director of Workspace Risk Solutions
  • Peer relationships with regional directors, Real Estate & Facilities COE, and broader Corporate Services Team
  • Collaborates with regional business leaders, global leaders of real estate and facilities, and CRE suppliers
  • Builds relationships with real estate partners (brokers, developers, landlords) and leverages opportunities in existing or planned developments to support Kellogg’s strategic drivers
  • Develops effective relationships with key business partners and aligns strategies and requirements

Data Management & Systems

  • Develops regional strategy aligned to global standards, integrating leasing, construction, IT, HR, Tax, Legal, Operations, and Procurement into a customer-focused delivery model
  • Ensures portfolio strategy is delivered and that assets meet standards for optimal business use
  • Managed, forecasted, and developed short- and long-term regional plans
  • Monitors regional metrics to ensure portfolio alignment with business strategy and KPI health
  • Member of Global Mergers and Acquisitions team; accountable for all KNA real estate activities
  • Leads transactional services including acquisitions, dispositions, new leases, renewals, and subleases
  • Subject matter expert for FASB reviews, compliance, and GAAP accounting related to real estate leases
  • Executes annual operating budget including expenses and capital, primarily delivered through IFM and RE suppliers
  • Responsible for a safe, secure, and functional work environment
  • Oversees rent, operation, maintenance, and renovation of all regional facilities; ensures compliant, reliable, cost-effective facilities run 24/7
  • Drives continuous improvement of service requests timing and systems for Real Estate, Facilities, and Finance

Qualifications

  • BA or BS in Business, Finance, Supply Chain, or related field; MBA or related graduate degree preferred but not required
  • 10+ years of industry experience in a business-facing role with working knowledge of Corporate Real Estate
  • MCR designation a plus
  • Excellent verbal and written communication skills
  • Strong business acumen with a proven record of results
  • Ability to manage multiple complex assignments simultaneously
  • Excellent organizational and leadership skills
  • Regional travel required 20-30%
  • Strong conflict and issue resolution skills

Salary Range: $158,320 - $197,900. Salary pay ranges are determined by role and level and may be influenced by skills, experience, and market conditions.
