The Job Overview: The Acquisitions Associate position will be an integral part of the investment team, adding value throughout all areas of the acquisition and development process including sourcing, underwriting, due diligence, capital raising, closing and ongoing oversight of the business plan. You will collaborate daily with the development and construction teams, as well as senior management.

Create detailed financial models utilizing Microsoft Excel consistent with high institutional standards of accuracy, flexibility, and formatting

Asset classes to be modeled include predominantly ground up development, residential, office, retail, hotel, and others

Perform market analysis, rent and sales comps analyses, and present conclusions to the investment team

Complete rigorous investment packages for internal meetings, lenders and investors

Lead due diligence, support the documentation and execution of transactions

Tour new acquisition opportunities and competitive properties in New York and Florida

Post-acquisition activities include recapitalizations, refinancing, dispositions as well as the strategy and execution of value enhancement projects, including lease and management negotiations

Qualifications

3–5 years of experience in real estate acquisitions, finance, investment, investment banking or investment sales

Highly motivated, mature and intelligent with demonstrated excellence in prior endeavors

Advanced analytical and quantitative skills, specifically financial and cash flow modeling

Ability to create and manipulate dynamic financial projection models using Microsoft Excel

A solid understanding of financial analysis for real estate transactions including direct capitalization, DCF / valuation analysis, scenario sensitivities, complex partnership structures and waterfall distributions

Excellent written, verbal, and interpersonal communication skills

Excellent research and organizational skills

A desire to work in a team environment and contribute to a positive in-office culture

Excellent attention to detail, intellectual curiosity, good judgment and ability to prioritize

Experience with ARGUS is a plus

Experience with ground up development is a plus
