We bridge the gap between property owners, residents, and guests by providing professional marketing, leasing, and management services on their behalf. Gulf Coast Association Management (GCAM) is our community association management division that focuses on the management of community association in Florida that fall under Fl Statute 718/720.
About Sandalfoot & Gulf Coast Property Management Sandalfoot is one of Sanibel Island’s most well‑known beachfront condominium resorts… a property with a strong history, a loyal ownership base, and a clear path forward as the island continues its recovery and growth.
This is not a traditional CAM role.
This is an opportunity to step into a highly visible, on‑site leadership position at a true resort environment… where association management, guest experience, and operational execution all intersect.
You will be supported by Gulf Coast Property Management, a full‑service firm with dedicated teams across accounting, guest services, marketing, and maintenance. That means you are not operating on an island alone… you are leading on‑site while backed by a deep bench of resources.
The Opportunity We are seeking a Community Association Manager who is equally comfortable operating as a CAM and as a resort leader.
At Sandalfoot, you will serve as the primary on‑site decision maker and leader, responsible for the association while also overseeing the day‑to‑day rhythm of a functioning vacation rental community.
This is a role for someone who enjoys being in the middle of it… visible, engaged, and driving outcomes.
What You’ll Be Responsible For Association Leadership
Serve as the primary liaison to the Board of Directors
Prepare and lead board meetings, agendas, and reporting
Execute governing documents and ensure compliance with Florida Statutes
Guide the board with proactive recommendations and operational insight
Resort Operations & Guest Experience
Oversee day‑to‑day operations of the property alongside on‑site staff
Support a consistent, high‑quality guest and owner experience
Step in as needed to solve real‑time operational issues
Maintain a strong on‑site presence and leadership tone
Vacation Rental Oversight (with Centralized Support)
Work in coordination with Gulf Coast’s centralized rental team handling bookings, marketing, and guest communication
Ensure on‑site execution aligns with rental expectations and brand standards
Provide operational feedback to improve performance, reviews, and revenue
Act as the bridge between the association, owners, and the rental program
Financial & Asset Oversight
Partner with our accounting team on budgets, reporting, and financial performance
Monitor expenditures, reserves, and project planning
Provide clear, digestible financial updates to the board
Maintenance & Property Standards
Coordinate with vendors and internal teams on repairs and capital projects
Conduct regular property walkthroughs and maintain resort‑level standards
Identify opportunities to improve long‑term asset value

What We’re Looking For
Active Florida CAM License (required)
5+ years of Community Association Management experience
2+ years of vacation rental or hospitality experience
Strong operational instincts and decision‑making ability
Tech‑savvy and comfortable working across modern property management systems, communication tools, and data‑driven environments
Ability to lead on‑site teams while collaborating with remote support teams
Highly organized, responsive, and solutions‑oriented
Work Environment
On‑site role based at Sandalfoot on Sanibel Island
Full‑time, five‑day work week
Company vehicle provided for local travel
Active, hands‑on role with a mix of office and field work
Compensation & Benefits
Salary Range: $78,000 – $90,000
Bonus potential tied to performance
