POD Leader / Property Manager
Ready to own your portfolio and lead a high-performing team? We're looking for an experienced single-family property manager to step into our Pod Leader role — a dynamic position where you'll take full ownership of a dedicated portfolio of residential properties while leading a team that supports you.
As a Pod Leader, you'll be supported by a dedicated offshore Assistant Property Manager who handles leasing and maintenance coordination — giving you the leverage to focus on owner relationships, performance, and strategic decision-making. This is a fully remote role, but we need someone rooted in the greater Charlotte area who knows the local market inside and out.
What You'll Do Lead Your Pod
Oversee a designated portfolio of single-family residential properties end-to-end
Manage and mentor your offshore Assistant PM to KPIs and SOPs
Lead pod meetings to align priorities and address challenges
Conduct performance audits (vacancies, financials, compliance) and drive continuous improvement
Own Owner Relationships
Serve as the primary point of contact for property owners — building trust and delivering results
Conduct handover meetings with the Business Development team for new owner onboarding
Communicate proactively with every owner at minimum every 90 days
Review and explain owner statements; advise on rental pricing and property improvements
Drive Leasing & Occupancy
Develop and execute vacancy-reduction strategies to minimize days on market
Review and approve lease agreements; negotiate terms when necessary
Ensure Appfolio listings are accurate, market-ready, and visually compelling
Manage Turnovers & Maintenance
Track turnover projects and ensure expedited completion
Ensure move-out inspections occur within 2 business days of vacancy
Oversee security deposit disposition accurately and in compliance with applicable law
Ensure Compliance & Reporting
Oversee eviction or legal proceedings and keep owners fully informed throughout
Ensure all processes and properties comply with local, state, and federal regulations including Fair Housing
Maintain LeadSimple and Appfolio platforms with accurate, up-to-date information
What We're Looking For
3+ years of experience in residential property management, preferably single-family
Located in the greater Charlotte area — local market knowledge is essential
NC Real Estate License (active or inactive)
Proven ability to manage owner relationships with professionalism and responsiveness
Experience leading or mentoring others
Strong working knowledge of Appfolio or similar property management software
Highly organized with excellent follow-through and the ability to manage competing priorities
Self-directed and comfortable working in a fully remote environment
Familiarity with NC landlord-tenant law, Fair Housing regulations, and lease compliance
Bonus Points
Experience working with offshore or virtual team members
Familiarity with LeadSimple or similar workflow management tools
