Job Description San Francisco based Real Estate Development firm is seeking a Commercial Leasing & Entitlement Manager to drive both the entitlement/permitting process and commercial leasing activities across our office, retail, industrial, and mixed‑use portfolio. This role is ideal for a seasoned real estate professional who excels at navigating municipal approvals while building a strong pipeline of qualified tenant prospects and negotiating high‑value deals.
You will collaborate directly with consultants, government agencies, brokers, and internal stakeholders to ensure timely project approvals, successful lease negotiations, and well‑supported development initiatives.
Key Responsibilities Entitlements & Permitting
Manage the full entitlement and permitting process from application through final approval.
Coordinate with consultants, architects, engineers, and municipal agencies to secure required entitlements and permits.
Monitor compliance with zoning, land use regulations, CEQA/NEPA, and city requirements.
Prepare, submit, and track permit applications and supporting documentation.
Leasing & Tenant Prospecting
Develop and maintain a robust pipeline of qualified tenants across office, retail, industrial, and mixed‑use categories.
Identify, prospect, and engage potential tenants through direct outreach and broker relationships.
Prepare leasing materials, presentations, and market analyses to support business development efforts.
Track market trends, competitive projects, and evolving tenant requirements.
Deal Structuring & Negotiation
Lead negotiations for letters of intent (LOIs), office and retail leases, and ground leases.
Partner with legal, finance, and property management teams to ensure accurate deal structuring and execution.
Provide detailed reports on leasing and entitlement progress to senior leadership.
Cross‑Functional Collaboration
Work closely with brokers, the COO, internal stakeholders, and external partners to support development objectives.
Ensure alignment across leasing, entitlement, legal, finance, and operations teams.
Qualifications
5–8 years of professional experience in commercial real estate, with strong exposure to leasing and/or entitlements/permitting.
Proven track record of tenant prospecting and closing commercial deals.
In‑depth knowledge of municipal entitlement processes, zoning, land use, CEQA/NEPA, and related regulations.
Bachelor’s degree preferred (Real Estate, Business, Urban Planning, or related field).
Excellent negotiation, communication, and project management skills.
Proficiency with Microsoft Office, CRM platforms, and real estate databases.
